Feb 19th update, New Build in Tampa - Travertine Paver Deck & Solar (Partially Installed)

Looking to build a simple rectangular 14x28 with no water features. The PB that came y said he would provide a 3d design etc. However, he simply put some quotes together in excel and forwarded it :rolleyes:, and not very detailed at that. I suppose i should go back with additional questions for followup just as a learning experience for me if nothing else.

I am out of town this week but have two more scheduled for the week of June 29th and one the week after that. Still also trying to get a few more to come out or even return calls!

Any thoughts on this quote?

Was your quote that much higher including an enclosure? Thanks for listing all the equipment.
 
It’s a huge project and a lot of money. Get more quotes and go with someone who is reliable.
Agree, this PB has a lot of good reviews but not impressed at all with that quote. I will ask some further questions but only to try and help educate myself in this process. Let’s see if I get any decent answers in return, ha.
 
Yes, the quote includes "... block wall finished with stucco or redwood fence around equipment (approximately 4' x 6' L-shaped)" and all the necessary door alarms.
I could be wrong, but I believe the screen enclosure mentioned in the quote is a full screen enclosure around the entire pool, not talking about the equipment pad.

Good price quote but very vaque. I would upgrade the filter also get the 3HP Variable Speed Pump. I didn’t see any info on the quote about the pool finish pricing. Also no information on the shell will it be minimum 6’’ and what size at the bond beam? There was no info on the plumbing type or number of returns/skimmers. Also find out how they will leave your property if they will do proper grading.
 
I just signed a contract with a PB in the Tampa area. We spent almost 3 months trying to get builders in for a quote. They are crazy busy, be patient and get a bunch of prices. I made multiple calls back to get info such as materials used, pool finish included, equipment details, etc. I went into it not having any idea on pools. The PB we went with was impressed how I kept asking for specific things, and how I was very knowledgeable. Spend some time on this forum and you will save yourself a ton of stress later on.

I received some more details:

the 3D drawing should be available by tomorrow.

including the Pentair Ultra heat pump 144,000 the total for the project would be $50,500

We would use Marquis pool finish. If you would like pebble it would be an additional cost. (I want a smooth finish not rough on feet so this likely is a good option)

How thick will the pool shell be, and also the bond beam? Bond beam is 8” and shell is usually 6"

What plumbing will be used, how many skimmers, returns? We use 2” plumbing for the returns, vac line and skimmer. For the main drain line 2.5". We use a channel main drain for the pool.

What type of lights will be installed? We use 2 Pentair Glo Brite LED color lights. This helps prevent any leakage down the round through a light niche.

what would the cost be if adding a small sun shelf? I added a small sun shelf on the pool at no extra cost to you.

does the proposal include stairs and a hand rail? Yes steps are included in the pool but no hand rail.

could a swimout be added in the corner of the deeper end? I have a 5’ bench already in the deep end. Its required for code.

what would the grading be from shallow to deep? 3’-6'

is the tile at the waterline included? yes. you have a $7.50 allowance of tile. if you choose glass it is a upgrade.
 
Total as proposed $54,320 ($12,600 is the screen and footers)

We don't want a pebble finish as it's too rough on feet for our standards. First quote I received from a different builder has quartz finish included a Marquis Exposed Aggregate (claimed it was smoother)

It is a pool with no spa. 15' x 27' with a 10' x 6' sunshelf that sits outside the swim area. It will be sport pool with the side with the sunshelf being 3.5' the middle 5.5' and the opposite shallow end at 4'.

We will also have a screen enclosure with 20x20 mesh.

2" pipes depending on the plumbing fixture and pressure needed. 3 returns and 1 skimmer. An auto leveler is included, Channel drain with anti vortex and hair snare drain.
1 bubbler on shelf without a light

Pool Finish - Base price is Quartz One builder offering WetEdge and upgrade to Signature Matrix for additional $2,100 another builder offering upgrade to Hydrazzo for an extra $1k (seems to low?) but his overall price is about 5K higher than other PB's though I think he can be talked down based on conversations.

Looks nice, if it were me I’d add a little more deck space out toward the opposite side of the house. We like to use chaise lounges and made sure we had space for a few.
Also completely preference, but I noticed you had the 2020 mesh screen. Have you been inside a lanai with that mesh? I’m my lanai we had the standard mesh, my sister had 2020 and it felt like there was no air movement under her screen.
Maybe talk to some neighbors and see what their experiences are. Some people love it and some hate it.

The reason we are looking at the 20x20 mesh is for small biting insects. We live a few blocks from the Hillsborough River and get these tiny biting gnats. They are on our front porch and when we go to neighborhood parks. So we were thinking the 20x20 might keep them away?
