New Build - Damascus, MD

Were you able to make some spec changes? Or do you have follow up questions? Now is the time to ask. The more specific your questions the better the advice.

I am able to make changes for another month or so. My specific question is: If you had a clean slate of Jandy equipment for a new build, what would you get?

Here are my Jandy equipment recommendations:

Pump: VSPHP270AUT - It's a 2.7 HP variable speed pump without a controller (not needed with AquaLink RS automation). With a sheer descent, you will want to set your waterflow to exactly how you want it while not having it more than you need.
Filter: CV460 - This filter will allow you to clean once during the MD season (after pollen season) and once at the end.
Automation: AquaLink RS RS-P8 - This allows automation and internet control of all devices and valves, landscape lighting, etc.
Salt Cell: PLC1400 - A 40,000 gallon rated salt cell, perfect for your 25,000 pool in MD.
Power Center for Salt Cell & Automation: 6614AP-L
Lights: 2 large WaterColors LED Color lights - model numbers depend on 120V vs 12V (I can't speak to the difference nor what I have) and also the length of the cord.
Actuators: 4424 - For automating the turning of Jandy Neverlube valves (so you can turn on your sheer descent by the automation.
NeverLube valves: Model numbers depend on # of ports and diameter of inlet pipes.
Unions: Put unions on all equipment connections.
Heater: If heat pump - Jandy JE3000T. 137K. Jandy doesn't make a 175K heat pump that I could see. If gas, a Raypak - not sure what model.

That's my list. But of course if you use it, verify the compatibility. I think it looked good from my research on the website but I'm no expert. Their website has great documentation by the way. Key points are automation/salt cell/power supply compatibility. Other aspects are compatible for sure.

Thanks so much! That does help. I am soliciting bids from pool companies to come in after the build and upgrade all of my equipment if my builder wants to play games with the prices.

Also just was told by the gas guy that our gas meter is only rated for 400k btus which covers what we already have in the house so we need to get a new meter for the 400k btu heater. He was not sure if we would have to pay for this or not.

if they say you have pay i would throw it in their face that you are using more of their gas which increases ur bill which makes them money. that's what my gas company rep said. "we do them for free cause we are getting u to spend more on gas anyway"

Yeah this is the logic but utilities are the same as government entities. Logic does not play into their decision making process.

WOO HOO! Permit issued!!!!!

I got the "official" call yesterday, they excavate this Wednesday. I ordered a construction time lapse camera and will mount today when it comes in to document the entire build. I also took the day off to cut and cap the sprinkler main line in that area.

So excited!

Hoping for the best! The more flexibility your schedule has the better. But I'd do everything in my power to be there on dig, gunite and plaster days. Water day is super fun but not super critical. On my plaster day, I went to work, got the call and went right home - there had been a cancellation. Thankfully it was a day that I could and had at least some flexibility.

Great yard for a pool! Just curious as to why you're considering switching off the single speed pump? If it's for sound the variable are much much quieter. But if it's only to save money on the electric bill it's not worth the expensive (as you've seen) upgrade. I keep the pool open mid May to mid/end of September. I have a Jandy FloPro 1.5 hp and it's located where I can't hear it when I'm at the pool so for me it was a money issue. I'd take years to recoup the cost of a vs pump and that was just to break even.

I have the Jandy C340 (cartridge filter) and with 2 giant oaks hanging over the pool plus a 3rd smaller tree it's more than adequate. I clean it twice per season. Not because I need to but even though the pressure is low after pollen season ends I know it's filthy and I clean it. I just bought a Doheny's Discovery robot and next year I expect to clean the filter only at the end of the season. I would get the same filter & pump again.

The pump is around $1000 with a $400 electric rebate. It does use a LOT less power than a single speed. My research has shown I will recoup the extra cost in a few months. Primarily thought I want the automation system. It doesn't make sense to have all the automation with a single speed pump. For instance I can have the pump cut down to the lowest speed at night when no one is swimming or spin up if I want to use the water features.

I see; makes sense. That's a great rebate. I should have added that I don't have the water features so that is a lot of energy use as well.

Yesterday I successfully found the mainline for the sprinkler, cut and capped it, and tested it. The rest of the system still works great so the only zones I lost were the ones I expected to lose (7 out of 16 zones lost). I also set up the Brinno construction camera and it seems like it will work great! I figured what's another $200 on a $70k build right? Tomorrow is the big dig! Praying they don't hit rock!

Still on for tomorrow? Like the morning fog in that TL.
