Sticker shock in Oklahoma, give me your thoughts on this bid.

Have received a few pool bids here in Oklahoma. Pool is gonna be 15x29 with the hot tub inside the pool perimeter. I have had a pool installed at a previous home so I'm fairly familiar with the process, but I'm getting sticker shock at a few of my bids. Am I being unreasonable here? Would love to hear you thoughts. Thanks in advance.

Specs are as follows:

Pool:


  • 88’ Perimeter Shot-Crete Pool, with 3’ shallow end and 5’ deep end.
  • 88’ Flagstone Coping.
  • (1) Custom set of steps, per the approved design, with inlaid tile accents, leading to 3’ depth.
  • (1) Bench coming off the steps, 32’ long and in the shape of the approved design, with inlaid tile accents.
  • 6” x 6” waterline tile.
  • (2) Skimmers and Dual VGBA compliant Main Drains.
  • 287 Sq. Ft. Standard Gray Concrete Deck. This represents only a rectangle, at this point, with 2’ of deck on the house side of the pool and 3’ of deck on the other three sides. Since your patio has radiuses and you want the pool deck to meet the patio, there will likely be some slight changes to the square footage of the deck. Changes in square footage are made at $7.00 per square foot whether increased or decreased.
  • (3) 10’ Sections of Frontier Deck Drain with removable grates.
  • Concrete Pump for the deck, due to access issues.
  • Premium Fusion Quartz Pool Plaster, which has a 5-year limited warranty.
  • Pentair EasyTouch 8 Control Panel for Dual Body of Water, with IC 40 Salt/Chlorine Generation and automatic freeze protection.
  • Pentair ScreenLogic2 Wireless Interface Bundle for iPhone/iPad control of all pool equipment, from anywhere, including lights and spillway. This feature does assume that a wireless network is present in the house.
  • Pentair Wireless Remote Control 8. *** This is only listed in case you want to be able to control the pool electronics without having your phone near the pool. If you do not want this feature you can subtract $874.36 plus tax. ***
  • (2) Pentair Electronic Valve Actuator for electronic control of spillway and heater swithing between pool & spa.
  • Pentair IntelliFlo Variable Speed & Flow Pump. This is an Energy Star pump.
  • Pentair Clean & Clear 420 Cartridge Filter.
  • Pentair MasterTemp 400K BTU Gas Heater.
  • (2) Pentair IntelliBrite LED Color Changing Pool Lights with 100’ cords.
  • (1) 100W Transformer, for the pool lights.
  • Hayward Aqua Vac 500 Robotic Pool Cleaner & Cart with 3-year warranty. This requires a GFI 110 outlet in the pool area.
  • Auto-Fill/Auto-Discharge. This is tied in to the sprinkler system supply line and automatically adds water to the pool as evaporation occurs and automatically reduces the water level when heavy rains occur. Price includes up to 60’ to supply and discharge.
  • Start-up chemicals and salt.
  • Telescoping pole, leaf net, brush head, vacuum hose and manual vacuum head.
  • K5 Taylor Professional Water Test Kit.
  • Our licensed electricians and plumber will connect the equipment to power & gas.
  • It is the homeowner’s responsibility to provide the adequate power and gas to the equipment pad location.




Spa:

· 7’ x 9’, 32’ perimeter, Shot-Crete Spa, 3’ deep.

  • 18’ tile spillover, which is 2 sides of the spa, per approved design.
  • Bench around the entire perimeter of the spa, with inlaid tile accents. This is typically 18-20” of water, but you can select the elevation that you prefer.
· 6 x 6 Waterline Tile to match the pool.
· Premium Fusion Quartz Plaster.
· Spa Jets.
· Pentair Spa-Side 4 Button Control.

  • Pentair IntelliFlo Variable Speed & Flow Pump. This is an Energy Star pump. By adding this second pump, you can operate the spa and pool simultaneously and you will have an increased level of freeze protection in drastic extended temperatures.
· Pentair IntelliBrite LED Color Changing Spa Light with 100’ cord.
· 100W Transformer for the spa light. This additional transformer will allow for separate control of the spa light.
· 2HP Blower.


The total price is $87,656.97.

Welcome to TFP... a great place to find the answers to all your new pool questions, whether your "Fish" is a "King" or not..... :shark:

I am not at all surprised by the price... But, pool pricing is very much a location, location, location kind of thing... Even the same exact pool in the same city will cost much more on one side of the tracks than the other.

Your only option is to get several quotes so you can compare apples to apples. You can also try to negotiate the price, but I suspect most pool builders have more business than they can handle this time of year.

Have you ever used a gunite Spa before? If not, I would sure try one before installing one. They can be amazingly beautiful, but they are not much for comfort or functions...

While it wouldn't drastically reduce the price, there are quite a few things that could be removed from that bid that are likely inflating the cost by builder markup.
1. Do you really need to run the pool and spa at separate times? I ran my old pool and spa off one intelliflo and they were similarly sized to yours (but i can't comment on the freeze protection since that isn't really an issue here in AZ)
2. 2 intellibrites in the pool. For that size pool, one large light like the intellibrite should be more than enough.
3. Remove the robot. Do some research on here about the suggested robots and buy it online yourself, likely a large markup from the builder.
 
As Jimrahbe points out, prices vary significantly by location.

I live in a very high cost area for pool construction-- if you could get me that pool for $90k, I'd pay you a $15k fee. A pool like that would cost at least $115k where I live, and that's before extra charges for rock removal, grading, etc....
