DFW. 18x36 pool. ~120ft pool edge, including spa. Needs resurface, some visible underwater crack repair, cracked tiles and failing coping/mastic. First quote was just over $20k for everything. Getting more.

Is there a ballpark on $/ft of tile and flagstone coping installed? First quote of $50+/ft for coping, $30 for tile, which seemed high.

Most flagstone is a terrible coping choice. It's compressed sand and water/moisture undo said compression rather quickly.

It's available local to you, so TX builders love it for the cheaper freight charges than shipping something more robust from several states away. '2 states over' for you is 1/3 of the country for the rest of us. 🤣

Anywho there are several versions of Flagstone and they range in durability, but you won't know which one you got for sure, until the PB is long gone.

My flagstone coping is great but it’s also 3” thick and Arizona flagstone is known to be very good quality. I’ve not heard the same for Texas flagstone sources. As @Newdude said, you won’t know anything about it until the contractor is long gone.

I would suggest looking at different materials for coping. Precast coping has lots of choices in finish and color. Poured in place cement coping can be very nice as long as the contractor doing it has the skill and experience. Remember the old saying - “Quality isn’t cheap and cheap isn’t quality”.
