Plaster Patch/Repair Question

Hello,

I need some advice. I am putting my house up for sale and I drained the pool to clean it and replace a bad filter and pump.

I would like to do a minimal/basic repair on the bad plaster areas, without having to spend thousands to do a complete plaster resurface. Is there a product I could use to repair the heavily worn/pitted areas as well as the areas that are worn to the concrete substrate?

Any advice would be appreciated.

Honestly... I would do nothing... a buyer is likely going to see that it needs to be redone. They will either come back to you for that cost after their inspection, or, they will just plan to do it after buying the house. In this market, I don't think it's going to cost you the sale, in reality, even if they come back after inspection and say you need to fix it, you can threaten to just let them walk and deal with the next buyer. Housing in FL is crazy, I wouldn't do a band-aid approach. Now... depending on buyers financing, you could find yourself in a situation where you have to front the refinish if they don't have the cash to do it after the purchase, but, I would negotiate a price increase to cover it if that is the case.

It's not ideal, and I know I would struggle with not fixing it before selling, but, I suspect a buyer will want to resurface it, so why spend anything if they are just going to chip out and start from scratch anyway.

with that much damage I think you would be better off giving a discount to the new buyers to have them put in new plaster... any type of repair will be a noticeable repair and I do not think your trying to pass it off as a new plaster...

Have you opened the hydrostatic valve at the bottom of your pool to relieve ground water pressure.

An empty pool is at a high risk to pop out...
