James, just wanted to give you an update. I removed the thermal reg for a test and it worked fine. Thanks a lot for helping me get to that point. I contacted the vendor that sent me the thermal reg and they said to return it and they would send me a new one free of charge (it pays to use a reputable source). I tested the new reg in hot water and it worked fine so I replaced it and the system is perfect now. I guess the original thermal reg they sent me was defective. Thanks again for your help. I couldn't have done it with out you.
