I am nervously beginning to think about doing an owner build. I previously used a contractor to build a pool in 2014 at our home. We recently sold that home and now moved to one without. I have spoke to 3 builders and other than just outrageous price, one actually recommended I go the owner builder route. Furthermore, the county bought our old home, so I was authorized to take all my equipment. Pentair Superflo VS, installed October 2018. Pentair Clean and clear RP 100, Aquarite SWG, T Cell 15 replaced fall 2016.
- There is currently a screen cage in place. I have been told that it is possible to excavate within and leave it as is. Reason I would do this is that the screen cage currently sits right on all the current setbacks. My plan would be to have the pool 1 to 2 foot off the current edge of the cage, but I am unsure if this would constitute excavating in the angle of repose, or is the screen cage not structural?
- There is currently a 7x7 fiberglass inground spa in the area I want to put the pool. Plus a 90 amp circuit running right to where I would plan on putting the new pool equipment.
- I am looking at putting in about a 200-250 square foot gunite pool, possibly a pool spa combo. I spoke to a gunite company and he provided alot of good information. I also spoke to an engineer company that did the work for the last homes pool contractor and he let me know to reach out once we had more concrete design.
Questions:
1. Is anyone familiar with building within an already installed pool cage, is the angle of repose pertain to the pool cage? Any other insight to angle of repose?
2. What is the best way to design, is there a program that can be used?
3. What is the best way to get ahold of actual subcontractors? I have reached out to alot of interior finishers who all defer to "not accepting new business" which makes me worried, but I guess it is a busy time of year for them.
Any other advice, recommendations on anything, etc? I would really like to get excavation started by mid summer or sooner.
