North Texas Budget Build

To update the thread...

7/12: equipment delivered, long plumb completed

7/19: electric completed (no pics, but the wires sure are nice), passed inspection 7/23

7/28: deck forms in, passed inspection Monday 7/30

7/31: concrete poured (pending the spray texture overlay, should go in soon)

Only item pending before we can get our pre-plaster inspection is gas, which should be quick; there's only about 15 feet between our heater and our gas lines. Everything is moving along and we're hoping for a quick wrap up so the kids can get some use before school starts

Here's a sample of what the overlay should look like, named "Desert Sand". Trying to get a somewhat match to the concrete stain color on patio.

@kimkats - thanks! just text my son to get out there and wet it; wasn't sure but it makes sense. Not sure how long until they come back and do the spray overlay. I didn't ask, but looking online it seems some products are supposed to be applied within a week of curing, and others after a month so completely cured.

@tldude - we did spray deck because we always seems to have kids over, and I'm sure this will only magnify that. It should be more slip resistant and cooler. I remember the first year we had our patio, anytime it got even a little wet it was amazingly slick. I would much rather have stamped all the way around, but this will give me (a worrier) a lot more peace of mind. We are trying to match the color as best as we can so it's more cohesive, but it'll obviously not be as seamless as if we did stamped all the way around.

Thanks for checking it out. Mother-in-law's birthday is coming up (18th) so hoping to be done by then to break things in.

Thanks for the reply. I signed my contract yesterday and now I'm having a hard time deciding between the two. Any cracks in your existing stamped surface? Did you have to seal?

Nope, I love our existing stamped concrete. We had it poured in 2014 at the same time as we had the cover put on; it's a 12x22ft, 6" deep slab and outside of fading looks good as the day it was installed (it was stained and sealed). It's covered so doesn't get a lot of weather abuse if that makes any difference. Stamped concrete around pools seems to be more popular than the spray texture (because it looks better) and kids removed is probably the way we would have gone. You might even be able to get it and stain it without sealing, but I would imagine that would call for restaining pretty often. Not an expert there, though.

The price difference between stamped and this overlay was not much, maybe your builder has samples around their building that you could see and step on. Good luck with the process.

Yea the price is around $4 per sq ft more than spray deck. I have around 500 sq ft of decking so that amounts to be approximately $2000. Decisions decisions

Everything is coming to a close. They came out, graded the backyard, sprayed the texture overlay (turns out our choice was much lighter than we expected), and we passed pre-plaster inspection on Monday. We are scheduled for Plaster on Thursday.

This does leave me with a concern, could y'all let me know if this is OK? I was told they'd prep and spray plaster on Thursday, and come out to acid wash / spray, etc on Friday, and begin filling up. Then on Monday they would come out to turn on equipment and give me the brush. That would leave the pool full most (if not all) day Saturday and Sunday, and partial day on Monday. I thought as soon as the water reaches the tile line, you wanted to turn the pump on 24/7 and want to start brushing 3x/day, especially the first few days. Should I request someone come out on Saturday, or see if we can leave the pool empty and fill it up on Sunday? If the first week is the most vital for overall life and strength, it seems tossing the first 1/3 of the week letting the dust settle and water stay stagnant is a bad idea.

update pics:
1) texture overlay / color. Pretty light, we wanted more yellow to match the patio, but we swung and missed. Oops. We still like it, it's just more of a bleached sand color.

2) overall mostly completed pic

3) tossed in a hammock because, why not

Thank you Kim. This would put me at ease too. It worked itself out in a way that the plaster crew had an issue with their truck, so everyone is pushed back a day which makes this issue pretty well go away. They should be finishing up Saturday afternoon, we'll start filling up and then it should be full Sunday night (just in time for the startup guy on Monday morning).

I know my kids are anxious. We're ready to put sod down and have our backyard back.

Thanks!

Okay so here you go.................please google the "NPC start up card". You want the back. Show this to your PB and see what he has to say. This is one of the good start ups for new plaster.

When you do start adding water do NOT stop it until it gets to the middle of waterline tiles. If you do you could get a ring around your new plaster.

I am glad it has worked out like it has! Sorry their truck was messed up but.............

Last BUILD update:

8/25 Plaster process was started. We got the Aqua Blue Pebblesheen. They came around 6am, much earlier than expected - but good idea considering the 100* days around here. (pardon the creeper through the blinds type picture)

8/26 Acid wash completed, again pretty early in morning, and we started filling around 10am.

8/27 and we're full! This morning as we woke up the pull was full.

Now we're waiting for the startup guy to arrive. One more thing we picked up from Home Depot that I thought was shareable was this portable mister. We bought it for our kids soccer games to help keep the kids cool but it works great and I see some pool side potential; it's battery operated and you just have water in the bucket for it to suck up. https://www.homedepot.com/p/Arctic-Cove-18-Volt-Two-Speed-Misting-Bucket-Top-Fan-MBF0181/205744083

Thanks all for your interest and inputs!

Final timeline:

6/5 Dig
6/8 Steel/Stub
6/25 Gunite
7/2 Tile/coping
7/12 Long plumb
7/19 Electric
7/28 Decking
8/8 Gas run
8/15 Grading, cleanup, concrete overlay
8/26 Plaster

LOVE the plaster color!!! Have you been brushing it yet? How is the dust? Have they started the equipment yet?

Kim:kim:

The start up guy is coming this morning, bringing me the pole, etc... they said not to worry about anything til he comes out, so its sitting roughly 24 hours without any activity at all. I am not crazy about it but was assured all is fine with it due to the acid wash before the fill. I did poke around a lot and found folks who waited upwards for 3-4 days before equipment start, etc. so figured one day isn't the end of the world.

Hoping after a good brush this morning and circulation, that it clears up a bit by tonight so the kids can jump in. We all put guesses down on when it'll be done, and who guessed closest jumps in first, etc... for all 5 of us. I'm the last, go figure :)

These kids keep pushing the envelope...
from "can I touch it?"
to "can I put my feet in?"
to "can I stand on the steps?"
to catching them up to their bellies on the camera yesterday... lol. Whatever.
