New gunite pool build in Colorado. Crazy expensive.

Just getting started on planning a 20 x 40’ rectangular gunite/shotcrete pool, diving depth 8 1/2 feet, with spa in the Denver area. The first 2 estimates are crazy! $160,000 and $227,000! Hopefully the next estimates are more reasonable. Jeez. Colorado is always expensive but this is just nuts.

Welcome to TFP! That's pretty comparable to Austin prices.....all the limestone starting at about 1' into the ground. Are you doing a firepit/cabana, too?
That is just a pool cost along with the coping and equipment, with plain concrete coping, white plaster, not Hydrazzo or other fancier finishes.Price does not include deck. I would love to also do fire pit and new patio patio cover but that’s gonna have to be phase Given these prices!

That is crazy expensive.... BTW, If you're going to do this incrementally....try to stub out as many utilities as you can (elec, gas, water, etc), so adding other features later (like firepit) will be much cheaper.
