Hello long time lurker, first time poster. First off, thank you! The knowledge I've gained here via lurking has really helped me to narrow down what we're looking for in our pool build. We have met with three builders and are now down to a final builder. We don't have a contract yet, and I would love your feedback in advance of getting a final contract in place this week.
We are a family of four with two teens ages 13 and 15 located in Little Elm, TX. We are not looking to swim laps
. Our goal is just to enjoy a cool place in the yard to hang out with a beverage and chill out after work.
Here's what we have at this point.
85’ perimeter pool
12,517 gallons
3.5’, 4’, 5’ standard depth with the 5' section in the middle of the pool
Set of steps with an upgrade for extended first step (4’2” by 6’4”) and extended second step in front of spa spillway.
Deep end bench
2 skimmers with dual main drains and 5 returns
Raised beam 12” along back wall
3- 12” sheer descents
Additional pump for water features
Decking either salted concrete or aggregate 381 sq. ft. in addition to existing adjacent patio that’s 150 sq. ft.
Flagstone coping (gray color is supposedly harder, better for SW- would love any feedback on stone choices for SW)
Jandy SWG (don't have the model yet)
1.5 hp Jandy Stealth pump (upgrade fee for a variable speed pump seems high from PB $2,100)
Jandy cartridge filter
Standard pool light
280 Polaris cleaner (plan to buy robot later)
Pebble finish upgrade
Autofill
Attached spa 6’2” (interior measurement) raised 12”
Fountain, 5 jets, standard spillway
I would love your feedback. At the back of our yard we have a beige, tan flagstone wall that's about 4' and a wood fence that is 5' on top. That kind of concerns me about mixing stone choices.
Is this a decent sized pool or will I end up thinking it's too small? We do have room to extend on the right side as you face the pool.
Is there something I should choose for the raised beam and coping that can be sealed and won't be damaged by the salt?
Should I go with three sheer descents? I wonder if it's over kill or if I'll never use them anyway since it will affect PH.
Do I really need a raised beam? The back yard has a slight grade that is 13" higher than the house on the left back corner and 6" higher on the right back corner.
I also think I'll take the small planter out since it seems like it's in the main traffic area and decking is better given where traffic will likely flow.
