New Build in North DFW

Hello long time lurker, first time poster. First off, thank you! The knowledge I've gained here via lurking has really helped me to narrow down what we're looking for in our pool build. We have met with three builders and are now down to a final builder. We don't have a contract yet, and I would love your feedback in advance of getting a final contract in place this week.

We are a family of four with two teens ages 13 and 15 located in Little Elm, TX. We are not looking to swim laps:D. Our goal is just to enjoy a cool place in the yard to hang out with a beverage and chill out after work.

Here's what we have at this point.
85’ perimeter pool
12,517 gallons
3.5’, 4’, 5’ standard depth with the 5' section in the middle of the pool
Set of steps with an upgrade for extended first step (4’2” by 6’4”) and extended second step in front of spa spillway.
Deep end bench
2 skimmers with dual main drains and 5 returns
Raised beam 12” along back wall
3- 12” sheer descents
Additional pump for water features
Decking either salted concrete or aggregate 381 sq. ft. in addition to existing adjacent patio that’s 150 sq. ft.
Flagstone coping (gray color is supposedly harder, better for SW- would love any feedback on stone choices for SW)
Jandy SWG (don't have the model yet)
1.5 hp Jandy Stealth pump (upgrade fee for a variable speed pump seems high from PB $2,100)
Jandy cartridge filter
Standard pool light
280 Polaris cleaner (plan to buy robot later)
Pebble finish upgrade
Autofill
Attached spa 6’2” (interior measurement) raised 12”
Fountain, 5 jets, standard spillway

I would love your feedback. At the back of our yard we have a beige, tan flagstone wall that's about 4' and a wood fence that is 5' on top. That kind of concerns me about mixing stone choices.

Is this a decent sized pool or will I end up thinking it's too small? We do have room to extend on the right side as you face the pool.
Is there something I should choose for the raised beam and coping that can be sealed and won't be damaged by the salt?
Should I go with three sheer descents? I wonder if it's over kill or if I'll never use them anyway since it will affect PH.
Do I really need a raised beam? The back yard has a slight grade that is 13" higher than the house on the left back corner and 6" higher on the right back corner.
I also think I'll take the small planter out since it seems like it's in the main traffic area and decking is better given where traffic will likely flow.

Hi, welcome to TFP! I agree with taking out the planter, maybe even include that area into the pool. As for the sheer descents if you run them they will drive up pH, as will the SWG, and plaster pools also battle rising pH during their first year. So first year at least you will be using a lot of MA to keep pH in check. Do you like the look of the sheer descents? Do you have road noise you are trying to block out? Are their other features you like better, like maybe a swim up bar, or a rock waterfall? Since the stone color concerns you maybe you could do a stamped concrete in a stone pattern stained to coordinate with the stone you already have. What will make you and your family the happiest?

The attachments did not ope so getting a good look at the space would be helpful. The age of your kids indicates there will be even more kids in your pool so factor that in. Hold up a tape measure next to the shortest person and the tallest person in the family to help decide on depth of pool. Teenagers like to jump (insist on no diving) so consider as well. Is there a drawing from the PB you can share? Listing all the equipment and part numbers helps. Is that a single speed pump? If so at a minimum get a 2 speed...

I hope this works. The pump is a two speed pump. The SWG is rated for 35,000 gallons. I'm starting to second guess the sheer descents along the raised beam. I think that's necessary since the grade isn't completely flat. I just wonder if extending the pool's perimeter over the addition of a second pump and sheer descents might not be a better use of funds.

Pics are all good...very nice layout! I have 3 scuppers along my back wall and I do like the look. I used them more the first season and now just when we have company, as a special treat for the girls or mixing chemicals. 2 speed pump is good! SWG is a good size. As for extending pool thats a tough call. Im sure others will have thoughts. Here are some links to read as this will all be important...

Your off to a good start. Read this before you post will help guide you on creating a signature block with helps those who will be helping you. Test kits are extremely important! I have the TF-100 and love it (tftestkits.net).

Think about use of the spa. 62” ID is on the smaller side. We had a 6.5’ spa with 8” gunite all around and it was just about that 61-63” inside and it could fit two people plus our 10y but that was it.

When friends and family came over for cocktails and swimming parties the spa was the favorite spot. It’s one of the main reasons on our new pool we want a super large spa.

Just my two cents.
 
Very cool design! with the age of your kids, i would consider changing the depth to 4ft min, I have a 7yr old and a 11 yr old and we went with 4. My pool is in the final stages of being complete but we feel this was the right choice for us. My youngest is just above 4ft tall but she is like a fish and doesn't stand anyway, always on a float or swimming around and we have placed a beach entry tanning ledge if the smaller ones just want to sit or play in a shallow area.
 
I have to agree with Tx-C.... go deeper all around. If you have to enlarge a bit to make it deeper, do. I personally prefer a true deep end at the end as young folks really do like to dive in and deeper is safer. And make sure what you're speaking about depth wise to the PB is water depth and not pool wall height.
