We are looking at houses in the DFW area and are hoping to find one with a pool. With the recent cold snap and winter storm is there anything we should look at in inspecting a pool?
Welcome to TFP! Any winter storm damage to equipment should reveal itself by cracks or leaks. A good home seller should have those resolved before anyone looks at their property. You might also pay close attention to any ground lifting (heaving) that may have occurred, especially around the pool decking. Last, there's the pool plumbing. That's something you can't just see, so you might ask if any leak detection has been accomplished recently.
Many home inspectors know little to nothing about pools. Get a qualified pool inspector that will inspect and test for plumbing leaks including all plumbing, pipes, valves and fittings including skimmer boxes and look closely for tile damage.
Perform a leak test on the pool with at least a bucket test.
Inspect any areas that typically freeze for repairs and ensure they were done properly.
Performance test all equipment.
Have the pool inspector look closely for any signs of damage to the pool sealing surface that may need a costly repair soon. This can easily be $10,000+.
I hope this is helpful and when you get your home purchase completed be sure to readABCs of Pool Water Chemistry. I know this isn't the top of your list right now but it will be important to you soon. We do pool maintenance different than pool stores recommend. We use dirt cheap big box chemicals and we have volunteer experts for everything related to pools. Best of all we don't sell a single thing. You'll always get the straight scoop here. That's why we have thousands of members.
Good luck on your search and feel free to ask anything pool-related if we can help.
You would want to see if all of the equipment is working. Check the pool surface for damage. Ask about leaks, age of equipment, etc. I suggest a professional assessment of the pool and equipment. A local pool equipment store may be able to provide this or else look for a home inspector with experience evaluating pools.
