MasterTemp 400 has stopped working. any tips?

That seems low unless the thermistor was hot.

Try replacing the temp sensor to rule out a faulty sensor.

If the temp still climbs fast, then is is maybe a flow issue or maybe scaling or sooting.

The air temp here is about 73 degrees. The flue didn't feel too hot. I was a little warm from trying to run the heater. I bought a sensor on Amazon. It will be here tomorrow. I'll swap it out tomorrow and see if that changes anything.

I can't express how much I appreciate the help.

You can measure the exhaust temperature using an infrared thermometer…

The infrared temp sensor can be tricky to get a good read.

The heater errors out at 480 F.

Here is what the normal exhaust temperature should be:
  • Below 250 degrees...very low
  • 250 to 290 ..................low
  • 290 to 350.................acceptable
  • 350 to 480 ..................high
  • Above 480...................error/shutdown.
