May I ask how liability works for owner-builder projects? Am I liable for any licensed subcontractor on my property? And how do warranties work if say a few months down the line, I have a crack in the shell or worse, a leak?

It varies by state so check your state rules or ask your homeowners insurance. Subcontractors should all be license, bonded and insured with adequate workman’s comp in case anyone gets hurt. You need to make sure they are covered by asking them for proof of insurance. You might need to temporarily carry your own liability coverage during the construction to protect yourself.

As for warranties, you need to discuss that with each subcontractor and get their warranty coverage in writing. Again, it’s up to you to ask for this.

You should not only ask about their insurance but get copies of certificates of insurance coverage for all contractor who work at your house. The general contractor may cover some subcontractors under his insurance and his certificates of insurance should say so.

I tell all contractors for anything at my house, no insurance certificate, no work.
