This summer I've really started to worry about the wall movement I've started to notice for a few years now (it wasn't clear to me it was wall movement before) as well as a crack that appears to be almost an inch in depth difference when I touch it with my foot, like if one part is sinking.
My decking is holding up well, but maybe not for long if things keep moving.
The house was built in 1988, so the pool probably soon after, and I had it renovated in 2015 when the concrete deck was a complete mess at that point. The return was also non functioning when we bought the house, so soil movement was maybe already an issue back then.
The back of my yard slopes down after the pool and the shed is actually built on helical piles, hanging in the air about 8 feet at the end of my yard. Because the previous decking had snapped in that area, I had installed helical piles to provide extra support in case the soil erodes again, which it is.
My concerns are:
1. Will the wall keep moving in if I do nothing? Can I do something to stop it?
2. Should I caulk the gaps under the bullnose, the stop water and ants going in the gap and possibly make things worst.
3. Do I need to proactively fix the wall issue to limit total costs, or wait as long as possible because it will require destroying the decking anyways.
4. What should be done about the floor cracks, that appear to be getting worst in some areas, maybe on the verge of tearing the vinyl.
5. What would be the best way to fill the voids under the decking? I've had success with a regular can of expanding foam in a spot I tested, with a long tube to get the foam deep under the decking.
6. My neighbors lawn (fence side) is a bit higher than my pool, and he has a big tree about 10 feet away from my pool. Is that hurting my pool and can I mitigate?
7. Ultimately, how do I avoid redoing the pool and start having issues again only 9 years after.
