Hello,

I hope it is okay for me to post this here. I am needing some help with my 60+ yr old pool. I’ve attached many pictures to help explain my issues. I apologize, I am not an expert in pool construction or design. I have owned this pool/home for just over a year. I follow the TFP process and add all my own chemicals. Before anyone asks, I have a pool floater with the pucks right now as my CYA was significantly low and I’ve found it to be the best way to keep chlorine levels normal if I am out of town this summer.

My pool has concrete(?) grout that connect the main pool part with the top lip section, where the deck is. That top lip started chipping away quickly this year. You can see cracks all along that top lip section where it is cracking. If I wanted, I could easily go pull those off. This is the first issue. The other is that there are cracks all along the grout, going horizontally with the grout. I assume this should not be grout, but caulk.

My question is how do I repair this, and is my pool designed poorly to allow this?

I’ve also attached a picture of the bottom of my pool. It gets these stone collections (the brown is just dirt gripping them). I’ve tried scraping those off but it chipped at my floor, and I had to use a pool sealer to close it up. I’m very concerned about leaks and a sink hole forming underneath the pool.

Thank you for your help.

You have old poured concrete coping that is crumbling. That is what old concrete does.

I don't see any grout problems, I see concrete problems.

You can try patching things but that is not going to stop the concrete from deteriorating.

Your pool floor plaster problems do not look deep enough to expose the gunite shell and leak.

Thank you for your reply. So your recommendation would be to completely replace the pool coping?

Should I caulk any of the cracks in the grout in the meantime? I’m worried about water getting in the cracks and causing issues.

Yes.

Not going to make any difference.

there is NO immediate risk of water damage,
