Central NC reno of a plaster IG

Hi all, after looking at my pool wrecked for the last 2 years I plan to start renovations on it sometime this fall hopefully. I have just decided this in the last few days so I'll need to get the cash, develop a plan, find a builder, and finally start the build.

I'll post some dimension and pics tomorrow and start reading and watching videos on renovations to perhaps gain some ideas. I'll need to figure out financing so that will be this weekends main goal. Short list of lenders.

If anyone has good experience with a central nc builder please let me know.

Pool is 40 x 17 approximately.

I came up with a couple of options on how to move forward with getting the details on paying. Time to look at options and contact banks and builders to see if I can get something going.

Will try to get the pics to post. Not cooperating at the moment.
 
The immediate want:

  1. Plaster repair - maybe upgrade to pebble or aggregate
  2. New Perimeter Drain with removable cover - current one is full of dirt and debris from trees
  3. Variable Pump Install
  4. New Filter - From Sand to cartridge I think opinions welcome. The current filter is inside the room to the left of the pool
  5. New SWG and automation? - Not sure what I'd need to automate or the cost related but I am gonna price it
  6. Repair Motorized top cover and bring back - Its in there I've never seen it move. The pump works but nothing moves. I think it needs oil/maybe lines
  7. Cleaning Robot
The current pool has pop up jets that move debris but based on info here and online. I am going to leave that out of the reno. I currently have one light in the pool, I also dont know if there is anything I can do to add another or if needed.

I plan on cutting down the tree causing leaf problems at the pool as well.

I finally have a quote, seemed a little more expensive than I anticipated, compared to a quote I got a couple of years ago to understand what I would be looking at in terms of cost. Gonna call that company and see if they can submit a competing quote.
 
Finally got everything in order.

I pumped it, thanks HF gas pump.
The leak test passed
The engineer was consulted.

The repairs begin shortly.

The engineer wanted to fix cracks fill then come back and do a reno after the pool has sat through the winter. That way if any additional cracks for formed from wall movement that would addressed. I agreed as it added very little to the overall cost. The night pictures were taken a few minutes ago. Glad to finally get this project moving and that I'll be ready for next May.

The builder said they use pentair so I guess I need to look at pentairs automation and filter solutions since I asked to have that replaced during the reno.
