ASR - Concrete Cancer - Austin, TX

My gunite pool was built in Dec 2021 in Round Rock and while I don’t see any cracks in the plaster yet, I see some spider web cracks on the exterior of an above-ground wall of the pool that has a skim coat on it and I don’t know for sure if those cracks are coming from the gunite or are just on the skim coat. I’ve been reading a lot about this issue and I am considering a few options to try to reduce the risk of having ASR issues in the future such as re-surfacing my pool with a fiberglass coating (which I just learned is an option), installing waterproof tile on the entire surface or maybe re-plastering but making sure that this time they follow the required steps to make it waterproof because I don’t think my pool builder did any waterproofing before the plaster was applied. Does anybody here have tried any of those preventive measures that can share their experience?.

Those preventative measures are not going to keep the underlying gunite shell from crumbling and cracking if you got a bad mix and have ASR.
 
In my opinion, this is probably not ASR.

The plaster cracks are probably just plaster delaminating.

The external cracks are probably just a skim coat delaminating.

Long straight cracks are not ASR.

I suspect that a lot of non-ASR cracks are being attributed to ASR by builders to shift liability from their work to the concrete supplier.

In any case, only a qualified engineer can determine the cause of the cracks, and if it is, or is not, ASR.

Core drilled samples from your pool will be required to provide a definitive diagnosis.
We have it in our pool and John from Front2Back Custom is helping us fix it with a lot of options. So happy we found him. If you talk to him tell him Glen Lackey sent you please. Thx.
 
Just joined the group and trying to learn all I can about ASR and whether or not our pool is infected with it. Premier Pools was our builder here in Austin, Texas. Pour was in August / September of 2020. Completion in December. Cracks started to come in and really visible in August of 2022. We let the pool builder know. They filed bankruptcy. Insurance company denied the claim initially. Kinsale is the insurance company. Also hearing that they are not paying out anyone. Ans similar to another poster there is a case where they are trying to determine if it is either the quarry or the shotcrete contractor's fault.

We do have an attorney involved. Letter written to pool builder and insurance company. About to step into litigation though and bring in everyone we can. Before that happens though, i would like to get core samples done.

Does anyone have a contact for a firm that would do core samples to test for ASR here in Austin that they would recommend?

Hi, our build was completed by Premier Pools out of Georgetown/north Austin in August of 2021. It was just confirmed about a month ago that we do have ASR just based on visual inspection alone from Premier's own construction manager. A claim has been filed and from everything I hear this is just a check the box exercise because apparently the insurance companies are denying claims left and right. Just wanted to follow up to see what happened ultimately with your pool situation? Did you end up demoing and rebuilding, or just filling it in? Are you still going through litigation?

Our situation sounds close to identical as yours. Same pool builder out of Georgetown but completed August 2022. They filed the claim on their insurance and now we wait. My expectation is they will deny the claim although we did recently receive an email update from Premier that attorneys are talking —their counsel and the insurance counsel— and it gave a sliver of hope that we may see some positive resolution. If not, we are prepared to unfortunately litigate, but I obviously don’t want to do that.
