Gasket needed for Air Control assembly on Catalina Spa

I’ve got a 13 year old stand-alone Catalina Spa. The gaskets in the air control valves have denigrated, most likely from dry rot. I’ve lubed the remaining one with Jack’s Formula 327. Without these little pieces of silicon, the air bubbles won’t turn on/off. I’ve been unable to locate new gaskets. I’ve contacted the dealer where the spa was purchased, the spa manufacturer, and several spa parts depots with no luck. The only P/N on the air control valve is for the plunger (662-2140) and the part’s manufacturer is unknown. The P/N leads me to believe that it may be a Hydro Air or Waterway Air Control assembly. I’ve attached photos in the hope that someone will be able to point me in the right direction.
