For self builds, how do you go about finding your contractors?

Im not an owner/builder(PB is building mine) but I have some ideas. A backdoor into getting sub information might be to look at all permits pulled by PBs in your area. Most counties have permit search built into their website. They sometimes list the subs, especially for regulated things...

Out with the old (Farmers Branch/Dallas, TX)

your yard is going to be awesome! I grew up on a lake(originally from Michigan) so now that I'm in Dallas where waterfront is a premium, I'm jealous of anyone who's house backs up to water.

For self builds, how do you go about finding your contractors?

I know you're not the OP in this thread but I have a DFW concrete contractor for you. when I did my patio(way before considering a pool) I found the concrete company because I called prestige pool and patio(patio is in their name so I assumed they would do a patio without a pool). They basically...

Just getting started in Frisco, TX

I could tell based on your your plan and some of the color selection pictures. We're not very far into the process but so far they've been awesome, they've been super accommodating during the design phase(I feel like I called the designer every few days to throw a random "what if" at him). We...

    New build - Prosper, TX

I talked to the designer today and we finalized everything. From the original plan we moved the raised wall, moved the deck jets, added the saw cut, added a flagstone border between old patio and new pool deck. Below is the new plan. We're up to over 6k gallons now yay! Still waiting on HOA...

    It's going down for real....

There is still land in prosper but the price is a little high because developers are buying it up to build neighborhoods. If you venture out a little bit, its not too bad to get land. In 5-10 years we'll probably push farther north and get some land. I noticed your drone in the time-lapse...

    New build - Prosper, TX

In the previous post, I mentioned that we were debating on where and how to cut.... so we officially mapped everything out and here's what we came up with... its very similar to the last one but this one has a bit more detail. Most people have their design worked out by now but I had so many...

    New build - Prosper, TX

Below is what we're going to end up doing. We sketched out a million different options... including taking down the pergola and moving pool into there..... leaving pergola up and then adding tanning ledge between the pergola and the house. The issue with anything that went too far into the patio...

    New build - Prosper, TX

At first is didn't look too bad. He did measurements and in one spot its going to be 3-4" difference. He sent me a sketch of what it would look like at they wanted about a foot for every inch. We are going to end up saw cutting but only a small portion of the edge to basically keep the current...

    New build - Prosper, TX

Thank You! The pergola actually wasn't too bad! I built it with some "DIY pergola in a weekend" plans I found a few years back.... As for the patio.... We love our patio and at the time we had it put in, we had no intention of getting a pool..... but now here we are wishing we put in a pool...

    New build - Prosper, TX

Thats a good idea.... we actually have a different problem though. Our patio is on a slight slope and the pool coping with have to be completely straight. It's not ideal so I'm thinking that we're going to limit how far into the patio we go.

    New build - Prosper, TX

Update.... We did our on-site meeting today and it looks like we will be cutting into concrete..... we're just not sure how much yet. The designer is going to get us some renderings and quotes back later today. We have a few options depending on if we want to remove our current pergola, I'm not...

Wow! Those pavers are looking awesome.... The color reminds me of when we had our stamped concrete done.... it had white dust everywhere and we were like "this isn't the color its supposed to be" but then we rinsed(and later stained) and everything worked out.

New Pool Build Fort Worth TX

Will your pool deck be coming up to your current patio? If so, are you doing anything special make the transition seem natural? Asking because we're about to build and have an existing stamped concrete patio that is going to be impossible to match so we're on the fence about how to make the...

    New build - Prosper, TX

Wow that does look clean. That was my concern... Making it look natural. After seeing this, I think things will blend and look good... plus our coping is oklahoma flagstone so we have a little bit of a margin for error because its naturally imperfect.

    New build - Prosper, TX

Thanks! Now I'm on the hunt to find it! I talked to our designer again today and he said saw cutting concete isn't a big deal, they do it all the time. He didn't bring it up because he didn't think we wanted to since we paid so much for our patio... Which is a good point but I'd rather cut away...

no updates, still waiting on HOA... I have a random question though...... Has anyone on here saw-cut into existing concrete patio to install a pool? not a ton, basically just a few feet into it in one spot for a spa or steps. I had someone ask me why we didn't consider it and I didn't have an...

looks awesome! Glad they're getting things done. As for photobucket, there are so many broken forums out there now that its like a constant reminder for people not to use them. It's almost like they put up a "don't use us" advertisment in millions of places across the internet.

LOL YES!! We narrowed it down to 2 tile colors and I basically turned to her and was like... "which one do you like?" - - - Updated - - - fingers crossed although my neighbor has a horror story of his pool taking 5 months for HOA approval, which past their posted time frame of 90 day max. I...

The sad part is that I submitted HOA prior to permits. Our permits came back in a few days. Our HOA is just super slow! According to my neighbors, HOA is taking somewhere between 3 weeks and 3 months...... hoping for a miracle! (and bothering them alot too)
