pump leaking

I just noticed that my pump is leaking (see picture, I can see water dripping from where the bolt is, but not sure where the leak is). What are the common causes and where should I start diagnosing them? Any suggestions are welcome. Thanks.

Thank you very much, ajw22. I replaced the shaft seal three years ago when I switched the pump to variable speed. So, I guess the shaft seal I used was not of high quality, especially for salt water. Do you have any suggestions for the shaft seal?
