We are first time pool builders and I found this forum way too late!

I was going to post some of our experiences and decisions to get feedback and hopefully help avoid some of the same mistakes we made.

I am planning to post some of the stages differently due to the time it takes to make a post.

Thanks in advance for any tips and interactions!

Step one: planning and quote process.

We collected quotes from 5 different contractors.

All of them had their quirks and sales pitches.

We ultimately went with a company that gave us a solid initial quote and could start the soonest.

Since another customer had ordered and Imagine pool we were told if we got under contract on the pool we would see a $2,000 savings since they could bundle shipping with the other pool. The sales person we initially worked with left the company right at the time we were signing the contract so at this time we did not finalize the entire scope of the project as we were told we could hash out the additional features over the next couple weeks while to pool was still en route.

May 11th we signed a contract for the standard installation of the fiberglass pool with the intention to address additional features with change orders.

I would say this was our first big mistake. Not only was this used to to push back timelines and gain favor as the pool contractor but we never gained a full understanding for the cost of the project until we were well into the build.

Ultimately we decided to go with the following additional features:
Electric Heat/Cool pump
Salt System
3 wall LEDs - standard, no additional charge
2 LED Bubblers on the 18" pad area
2 deck jets at the deep end
Water Fountain Feature with firebox on top
Automation

I am not sure the rules for sharing costs associated with each line item so if anyone cares and it is allowed I can provide. I will also provide specifics for equipment to the best of my ability.

Attached are the images from the site before the build/dig commenced and the initial rendering for the project.20230616_084325.jpgScreenshot_20211029-105926_Video Player_resized.jpgScreenshot_20230913_135237_Samsung Notes.jpg

Getting into the dig process and setting the pool.

The plan was to deliver the pool directly to the property and dig out the hole in the days leading up to the pool arriving.

Pool was scheduled to arrive June 22nd. We were contacted that the machine operator was going to be on vacation that week so they asked if they could go ahead and dig out the hole on June 16th.

As a first time builder I was unprepared for the scope of the dig in the back yard. It seems silly now to think back on it but all of the area that was torn up around the dig site and the trench leading back to the equipment pad caught me off guard. We built the home around 1.5 years ago and had finally gotten the lawn and everything in shape just in in time for construction. Unfortunately, they did hit the low voltage power line for the irrigation system when digging the trench over to the pad.

(Yes, I wish I would have found this forum earlier for so many reasons.)

I was glad we were here for the dig because I noticed they painted the dig lines without aligning the water's edge to the extended patio. You can see the updated lines in the pre-dig image.

We got the hole dug out on the 16th and the crew began laying a gravel base on June 19th.

The pool was delivered late afternoon June 22nd so they parked it in the grass next to the hole and came back the following morning to begin the placement process. It took them around 2 hours of placing, measuring, shifting gravel, resetting, etc and in the end they said they had gotten the corners to within 1/8th of an inch level.

Post em up. If on a quote or receipt, block off any personal / PB info. (y)

Below are the two main invoices that we had.

In addition to requiring us to pay on the schedule below, we were also told that if we had made the additional equipment decisions before we signing the main pool contract we would have been expected to pay for 60% of the cost immediately. All of the "up front" payments were very unsettling but I would be interested to know what the industry standard is.
