My 50 year old gunite pool with plaster and fiberglass was chipped out a few days ago. The pool itself leaked like a sieve (approximately its own volume monthly) despite continued successful attempts to stop leaks in the plumbing. Surrounding soils consist of coarse sand below six feet and silty sand above that where water generally disappears without leaving much trace. The water table is well below 100' and the entire backyard has been cut off from water for a number of months due to ongoing construction work with the pool empty during that time.

There are a couple areas in the shallow end at bottom of each step riser where a surprising amount of moisture is continually seeping into the open more quickly than >100F surface temperatures and low humidity are able to evaporate it. There are no known sources of moisture near the pool and no leaks in any of the domestic plumbing as verified by the water meter.

Forgetting entirely where the water might be coming from, is there anything I should make sure the pool contractor does to these particular spots prior to plastering? They have already chipped out for replacement a fair amount of the gunite on the top step that was in questionable condition.

I had the same issue and no concrete (haha) explanation.

The gunite is not water proof so i suspect the water leak earlier leaves soil behind it thats saturated with water and it just wicks back through the shell. Mines slowed down and stopped after a couple weeks and got plastered after that.
