I have decided on Salt Water Pool. I am getting the contract ready. I saw PB has added the Clear Blue Ionizer at no extra cost but I did not see Salt System in the contract. So I asked him have you included the salt system (Fluidra Astral E35 Salt System) in it?

He replied, "No the clear blue ionizer. You do not need salt chlorine pool. Salt will corrode your travertine".

Will salt water do it? Should I still go with salt system as initially planned?

Will appreciate any comments before I sign the contract.

Insist on a saltwater pool and lose the ionizer. If he refuses, do not sign the contract and go with another builder.
 
Based on the payoff schedule, you will have paid 100% of the pool before it's even plastered. If that's non-negotiable, that would be a deal breaker for me.
 
Most people in a perfect world like to hold 10% back until the job is done and all the little things are resolved. In reality many pool builders will tell you to take a hike if you ask for this. It's a builder's market right now. Ask, but don't hold your breath on getting this concession.
 
Here's a set of payment terms I put together. I would think these would be ideal. Of course that is from the buyer's perspective. Although there is nothing I feel is unfair towards the builder there. Just very clear on when payments are made, and it gives the PB some motivation to finish up.

Unfortunately the finance company we used, had their own that we were required to use. They did require photos and a signature sheet prior to dispersing the funds at each milestone.

1% on signature of contract

4% when building permit is obtained

5% when excavation is started

20% when plumbing is completed

20% when the steel installation is completed

20% when deck is poured

5% when equipment is set and gas/electric connections are made to equipment

5% when pool is full of water

10% upon successful functional test/demonstration of operation to OWNER

10% when Certificate of Completion is signed and accepted by both Pool Builder and OWNER
