Hi all I'm so happy I found TFP...I've been in the bid/quote process of finding a pool builder. I will eventually be a first time pool owner so I've only gleaned over the maintenance sections so far but I've spent a good amount of time in the construction and design topics of this website. I've got to say I've gone back to each builder that has quoted me and I've been able to shape a more thought out quote per some of the standards described here. However, I'm getting cold feet...initially coming in I had an image of what I had in mind to build as well as the price.
We don't have a large backyard so think something like 16'/18' wide by 24'/30' in length with a spa. 12" beam across the length for privacy (due to city mandated wrought iron fence toward green space), tanning ledge, 1 level spill over, leauders coping, 1-2 shear water features ~36"-48" in size, sundeck coated decking, swcg and all necessary standard equipment. No fencework or sprinkler work in quote. No additional electrical/gas work needed (55amp & 400kbtu ran by builder @ equipment location). I figured out the door with level-1 materials we'd be looking at 60k maybe 70k on the high end. But I guess the market due to labor, material, supply constraints has really been affected in the past 2 years. Not a single initial quote come in below 100k. I guess I just wanted to check if this is the normal? If people think things will regress closer to mean the smart move here might be to wait a few years? Or build myself using subs?
