Probably should add this on the price: It also included 61' wrought iron fence, 16' of cedar fence (6') to screen the pool equipment, sprinkler system repair, 725 sq ft of decking with spray deck and covering existing patio to match, 16' of flagstone softscape walkway (only ended up being about 12') The depth is 3.5 -6-4. It is 31' x 18' (freeform 18' across from fountain, 14' at far end) 102' perimeter. The spa is about 8x7

I would have to say the design was a collaboration between myself, the pool builder and his designer. I showed him a couple of pictures of pools that I liked, and gave him some other directions. He took it to his designer and came back with a draft. I made some changes, flipped it around and relocated it in the yard. The deck design and fencing were completely mine. We are pretty happy with it and getting excited that it is near completion.

My wife and I have been spending a lot of time this past week discussing landscape design. She is trying to maximize return, I am trying to minimize cost. I'll probably do most of it myself to keep the cost down.

I appreciate all the insight. I am just getting started with this process. My backyard is not that big and etc. lots to think about, your information is very helpful in my research. Look forward to the finished pics soon.

I have no problem recommending my builder. Our main issue was communication. I generally had to contact him if I wanted to know what was going on. He said he would make every effort to complete the pool in 40 days barring weather or construction delays. We had no such delays and it took around 60 days. We had a little confrontation at the 50 day mark because I thought more should be happening. Amazingly, I had two crews at my house the next morning and the pool was completed in about a week. Some things were out of his control, and he had quite a few pools he was trying to finish by Labor Day. He later told me he knew he could not complete my pool by Labor Day so I got put on the back burner. Once I became the "squeaky wheel" everything was finished quickly.

I had an issue with the Polaris the other day. I sent him a message in the evening and he was here the next morning to fix it. If I were to build another pool (I hope not to) I would definitely use him again. I suppose that is a pretty good recommendation.
