Hi everyone! We are inches away from signing a contract for a gunite pool build in Maryland. I wanted to run the plan by you all and get your opinions. Here it is

A 700 sq ft pool (I will post a picture of the drawing as soon as I figure out how i.e get my 15 year old to help me!)
Heater: Pentair Heat pump 125,000 btu
Chlorinator: Pentair Intellichlor ICC 40 (Saltwater)
Filter: Pentair Clean and clean plus - Cartridge size: 420 sq ft.
Pump: VS 3050 Inteliflo Energy Saving pump with 4 speed settings
Computer system: Pentair easy touch 4
Simmers: (2) Deluxe self-adjusting weir and extra large leaf basket
Returns (2) flow filter returns
Anti Vortex drain
Lights: 2 LED white lights
Automatic cleaning system - Polaris 380
Water tile NPT Jules Rustic Blue

Some open points
Pool finish: Have narrowed it down to 3 Pebble etc Blue Lagoon, Pebble Sheen Blue Surf and Pebble Sheen Aqua Blue with luminous. Any opinions/pictures of your own pools with these finishes would be greatly appreciated!
Decking: Nicolock pavers and copings Stone ridge XL Chesapeake blend (we think but this has been really hard to pick. Again if anyone has used this, pictures would be great.)

Thanks everyone for your help. I'll post a picture soon when I can figure it out.

I would ditch the pressure cleaner and get an electric robot.

Looks like the rest of the equipment should do well. Maybe consider the 60 SWG depending on the poll pool volume.

I am in MD too and initially specified a heat pump. After more research I changed my mind to a gas heater. Heat pumps are good at keeping temps but when you need them most in the shoulder months, they do not deliver. Gas can heat a pool 40 degrees in a day. Also ask for a heater bypass return in the deep end. This allows your pool to heat faster by directing all of the heated water to the deepest part of the pool. My builder wanted an extra $400 to do it (change order for me) but I suspect you could have it thrown in for free since you haven't signed the contract yet.

My 4 comments (well 5).
1) Looks like you have a lot of good choices there and it's going to be a great pool!
2) I strongly second the robot.
3) Many robots get delayed and occasionally stuck on raised round main drains. I highly recommend the flat linear main drain since you still can do it.
4) Two returns is pretty light for a pool that size. I'd do 3.
5) Also, I guarantee you, should get the color LED's you will love them.
