Here is the latest to get to code or I won't pass the final inspection that I am furious about because it doesn't make sense.....

If you look at the enclosed picture take a look at the 2 windows to the right of the picture that are at the corner of the area of the house that juts out and where the steps end. The inspector said that since we raised the deck there and there are stairs, the bottom windows are less than 5 feet from the ground and we need to put tempered glass there. I said on the window on the right, there is no stairs there and is not a walkway, it is over a garden. He said it doesn't matter, it is close to the stairway. I said the only way someone could hit that window is to launch down the stairs and then make a left turn in the air to hit it. He said it didn't matter.

First quote to replace just the bottom panel of these 2 windows is $520 dollars. We are at the point where we feel like giving up......

Ah, so it's the "walking up the stair and tripping and falling into the window possibility" that he is concerned about.....If the stairs stopped short of that corner of the house, how short would they have to stop before you could avoid glass replacement? Would including a handrail at the new stopping point of the stairs affect the distance you could stop the stairs at?

A rail would just be ok for the window that is over the dirt/garden plant area but wouldn't sove the problem of the window on the left.. He said we could put a barracade like three feet out that walled off that entire corner of the deck so no one could get close to the windows. That would cost a bunch, look horrible, and we would lose serious footage of the deck.

I wonder if I take the windows out for the inspection and put up sheets, and look like the clampetts for a while how that would go over?.........

Good grief. :hammer: I thought that Ontario had become a nanny state with all the rules and regulations our governments foist upon us but compared to what you are facing we are living in a Libertarian paradise up here.

Skylar - I feel for you. Seems like you can't cut a break on this project.
I am sure that you'll have many years of enjoyment out of the pool once you can get through this - don't give up on it.

Did the inspector offer up any other solutions that could overcome the issue other than tempered glass or a barricade?

Believe me brother! This is not typical Texas antics. The Austin area is definitely a bastion for liberals and their "nanny/gestapo" regulations. No offense to Skylar18 :rant:

Thanks harleysilo! Found something we think will work for $54 a window! Stronger than tempered glass so the inspector can't complain.......

No offense taken! I know that. I literally live less than 1000 feet from being out of the city limits. Oh well.....I have a lot of friends that live less than a mile from me but are not in the city limits who have had an absolute blast making fun of all of this. I have had a lot of fun at their expense over the years and now it is coming back in spades!

I agree with Harvey 3M window film either tinted or untinted MAY satisfy the inspector. Here's a link to the 3M product literature http://solutions.3m.com/wps/portal/...cts/Residential/Safety-Security_Window_Films/

If not you said replacing the bottom pane of glass on both windows was $500, I assume you also priced what it would cost to simply replace the entire window with a replacement window that already had tempered glass??

We called an installer for the 3m product and he wanted $250 minimum plus materials to install. The windows are custom sized and would cost an absolute fortune to replace the entire window. We have found some DIY kits to put the safety film on the window that we are thinking about trying. Thanks for everyone's help!

On a more positive note the Pebble Sheen was applied today.

Haven't decided yet.......we are looking through the codes/regulations to see if we can find out exactly what the requirement is......This stuff is 8 times stronger than tempered glass not that means anything for my city!

If I ask him he probably would say no then I am stuck. If during the inspection though when he asks if that is safety glass I can say yes.....at that point I will parade about 5 scantily clad ladies across my deck hoping to distract him. (It is still early in my planning process.....)

Oldest son goes away for his freshman year of college in August out of state 17 hours away by car. Decided to take advantage of the pool for as much as he can until he goes away. He was a tad early but at least he is excited. Thought the zinc oxide on the nose was a bit much.....

Water is going into the pool!!!!
Only concern is electrician did not show up today to hook up lights and turn on power.....
He better be here first thing tomorrow or I will lose it. I estimate pool will be full sometime tomorrow afternoon or early evening.
I am curious how many actual gallons it will take, not what the pb estimated.
