I know this is last year but did OP ever figure out how to clean and seal and did it come back? Same issue here leathered Crema Royal from Royal Hardscapes in MIA. Very lovely material but these stains are heartbreaking. On covered deck, pool area that gets sun is fine as others have noted. I suspect the sun keeps the sand underneath dryer so tiles don’t uptake water and rust from internal minerals. I’ve read that high % peroxide wash is key. I NEED to seal this (planning on impregnating enhance and seal) but now sure how long to wait for this to stop. It’s slowed but every day it’s a bit more. Installed two weeks ago and it’s been coming through since. My biggest concern is AFTER sealing… will this re-stain and can you peroxide wash after sealing? So annoying! I would encourage caution when venturing down this road. The use of high-strength chemicals requires, at the very least, experience in handling such chemicals, and of course, the appropriate personal protection equipment, and a third party nearby who can summon 911.

If you are still committed after reading the above...go to a beauty supply and buy a bottle of 10% and a bottle of 20% peroxide. After donning protection equipment, put 2 oz of water in a small mixing cup. Add 2 oz. of 10% peroxide. Gently mix. Take a half sheet of paper towel, wet it with the mixture, and apply it to the surface, smoothing the paper out. Allow the paper towel to dry out. Observes result. Repeat the process for the 20% peroxide.
  • Do this test in the morning
  • Record the temperature of the surface. (Infrared thermometer)
  • take pics before and after.
You can mix up a little more of the mixtures and try scrubbing with a stiff bristle brush or a 3M pad (russet color) found at paint stores. Apply medium pressure.
This test aims to determine if peroxide will work. Post your results. This may take multiple applications or a different chemical. PS sealers will reduce the effectiveness of the treatments so wait to apply.
