We are exploring the idea of owner build and live in Las Vegas (specifically Henderson). For perspective, the draft pool design is ~550 sq ft and has a spa attached with a spill way (design also has a wet deck and a bench). Would anyone be willing to share recent generic bid numbers you have received for plumbing, excavation, electrical, etc for owner build in Las Vegas?
The subcontractor numbers we were given by a third party who has offered to manage the project for a flat fee are:
Plumbing - 6200
Excavation - 5200
Electrical - 4200
Rebar - 4300
Tile - 4800
Gunite -11500
Plaster - 6300
Spray Deck (500 sq ft) - 5500
Thoughts on these numbers? Do they appear to be inflated?
