Jan 2025 IG pool build in Georgia, need liner re set!!!!

Do you have a picture of the property/yard where you want to put the pool? Just curious. Be careful with slopes and changes to drainage … if it’s not installed correctly then every time it rains you will be cleaning all the mud and debris from the pool.

Yeah, I was thinking that. While I don't want a small retainer wall, I am thinking its a better idea to keep all the debris out of the pool/off the decking. Here's a couple pics. One from back of yard looking towards house, other looking from original patio towards backyard. The one looking from patio is exaggerating the slope a bit. Its about 2 feet difference from patio edge, to where end of pool will be. Don't mind my wonderful drawing skills. LOL

So latest estimate is not quite done yet from the neighbor. He wants to bring his grandfather here to go over more details and such, to get us the best price, and options. I am starting to lean towards one of the builders I had met a few weeks ago. She was very knowledgeable and open to me using the SWG system I had up north. Its from autopilot. The only SWG that automatically adjusts the output as the water temp raises, or lowers. Just set it, and forget it. Wife seems convinced that we should just go ahead and have it done this coming January. We do have the $ for it, but its also nice having that $ for unexpected things that happen in life. Just still in shock at how expensive it is compared to 10 years ago. We paid $30k for our last pool, and that included brick pavers. Brick pavers are out for us on this build, its 3 times the cost of kool decking!!
 
Yep. Construction prices have easily doubled in the past ten years especially thanks to the COVID-induced building frenzy and all of the economic inflation caused by it and loose monetary policy. It’s doubtful prices will ever come back down again unless there is some severe economic shock like a market crash or deflation.

At least you’ve gotten multiple quotes in your local market so you know that it’s not just one builder trying to make a fast buck. You have to ignore comparisons across wide geographic areas - building trades and the costs associated with it are local/regional, not national. So what you paid 10 years ago in NY really has no bearing on what you will pay now in Georgia.

There is a major builder down here, and their quote was $25k higher than the others. We instantly threw their quote out. They really didn't want our business obviously. I guess they throw these quotes out, and some bite.

Beware of anyone that says it’s “set and forget” cause it won’t be.
 
One word of advice- up north & down south are two different animals as far as fc demand goes. Longer, hotter seasons.
You’ll want a swcg cell that’s rated for at least 2x’s your pool’s volume or more so you can rest assured you can meet the fc demand without depleting your cell in just a couple years. Autopilot has a 60k cell with some pretty good output. You almost can’t go too big with a swcg in the south. If the pool will be 20k gal or above that’s the one I would pick if auto pilot was the brand option.

I had one for 10 years, and it was set and forget. Awesome system. Not sure why no one else makes one like it.
There are lots of ORP controller systems available. My opinion of them is based on the anecdotal feedback that that aren’t very reliable especially when trying to follow TFP guidance. If I understand correctly, higher levels of CYA make the measurements it does inaccurate. Seems the folks who actually do “forget” about testing and maintenance end up changing to “regret”.

Ok, I wouldn’t call that set and forget though. 😉 I originally thought it was going to be truly set and forget, but realized it needs adjustment throughout the season.

The AutoPilot is an odd duck among the SWG markets. The feature of adjusting auto-magically with temperature can be a double-edge sword. I’d rather just test and adjust as needed rather than letting the equipment do the thinking for me.

That can mean they are very busy and planning to sub it out... or it can mean they are bidding on different assumptions. Did you have each bidder bid to your specs? Or were they all bidding to their own specs. If that's the case you'd need to normalize them to the same specs before you throw anybody out... just my $.02 from learning this the hard way a long time ago.

They gave detailed estimates, with any possible extras itemized. The only thing I noticed from all the estimates is in the fine print they state any extra dirt that needs to be taken away will cost extra. Well its a giant hole, and yes, they will have to remove it. I will have to get an idea what the cost of that will be when I decide with the final contractor. The high contractor I threw out, has always been expensive from what I have been told. They showed up in a brand new tesla, and dressed like he was going out somewhere fancy. The others came in their work truck, and work clothes. I know I shouldn't be judging, but it definitely was a turn off right from the start. I do know they have a good reputation, but so do the others.

I used one for 10 years, and once set in the beginning of the season, i RARELY had to adjust it. It was pretty Dang accurate. My wife thinks I am nuts, but just looking at my water, I could usually see something was off. Obviously I would still test weekly to make sure.

That's great to know and indicates you're on the right track. If you have sufficient breakdowns on cost categories I'd at least normalize them. You may find the expensive one is high across the board or they have a lot of $ in just one category. At the very least this could be helpful in final negotiations with the other bidders. Also, look at their contract terms and compare them. Look for things like:
  • Owner Responsibilities
  • Warranty
  • Performance Test
  • Progress Payments
  • Indemnification
  • Change pricing
  • Cleanup and debris removal
  • Permit responsibility
  • Insurance
Several of these can be more leveraging than the price comparison.

I like simple & want my devices/machines to do what I tell them when I tell them. Not a fan of automatic braking on a car etc. so that particular autopilot feature doesn’t appeal to me. #controlfreak 🤣
I’m sure it’s great if it works but I wouldn’t pay extra over another brand just to have it.

Its actually simple and you do have control over it, and its cheaper. But I understand your point.
