Equipment woes and questions

Hello everyone,

I bough a house with a 10 year old pool the equipment is now probably 12 years old and lack of maintenance has really shown itself.

The current setup-
Sta-rite System 3 Cartridge filter
Sta-rite Max e therm Heater
Sta-rite Pump
Ecomatic Salt water chlorinator
Solar water heating

So i have leaks at the filter connection and from the filter.
The filter cartridges are shot
some of the clamps are somewhat broken and a pain to remove
the pressure guage leaks

The Pump is starting to make a bad bearing sound.

The Salt chlorinator is not working( we were told by the previous owner it does not work)

The Solar water heater has leaks on the roof. (i do not know where from) and recently the control box is not working so the valve to route the water to the solar water panels is stuck closed.

The Gas heater display is recently broke and the thermistor i believe is faulty ( the heater intermittently thinks the water is 20 Degrees cooler than it is and continues to heat past the set temp.)

With so many problems I think its time to fork over for new equipment. But What i can salvage i would like to.

Does anyone know how to test the salt chlorinator? there is no salt in the pool currently.

I am thinking i want to switch to sand

I want a TR-140 sand filter with multi port valve
Intelliflo pump
Replace the screen and thermister and keep the current gas heater
fix the solar control box if possible and fix the leaks if possible.
and fix the salt chlorinator if i can fix it for less than $500

Any help/ advice would be great. Im new to pool ownership.

So given that pool volume and climate, I would have recommended a 29"+ diameter sand filter. The TR140 is 36" so that is very big, a little overkill, but it would certainly work.
