Can’t get pool water clear

We recently moved into a home that has a gunite pool. Our previous home had a fiberglass pool. Filter system is sand.

I can’t keep the pool water clear, goes from cloudy to pale green. See pic of current state.

Current numbers:
Free Chlorine = 5
Total Chlorine < 0.5
PH = 7.6
TA = 120
Cal Hard = 320
CYA = 52

To qualify the numbers, we were out of town and the chlorine level was low until yesterday afternoon when we returned. The readings above are from this morning, about 16 hours after increasing chlorine levels.

We live in the central Texas area and get rainfall on a regular basis.
I’d greatly appreciate any help.

You are all set to SLAM because you've got the proper test kit and your water is not clear. Lower pH to 7.2 and commence SLAMing. SLAM Process Follow the steps to the letter and ask any questions along the way.

You've never beaten your algae so that's why you can't get clear. Cloudy = algae.
 
Note that your CYA reading should be an even 10. If you perceive the reading is between a 10, round up to the next higher 10. Use that as a basis in your SLAM.
