    Ok I'll research gunite. No issues with draining the pool as fortunately I'm on a hill and water table is well below. But just to confirm what you see is plaster? Last year the pool guy's son said that I could paint my pool with epoxy.

    Thanks didn't know that. I wasn't sure what material my pool was either. With plaster is it always white? Is it a potential DIY job? I do have a diamond sander. I do plan on draining the pool to do this job have a pump.

    Last year both of my sons had cuts on their toes etc from rough areas. I was planning on repainting the pool and adding new tiles this year but my pool guy became very ill so I may hold off till next year. But anything I can do now to smoothen the surface and make the spa usable?

    Looks like I also have a model number 406A. I'll look into a solar cover but the issue with my pool is that there is a retaining wall the waterfall which apparently makes it difficult for me to get a cover now

    Ok the suspense was killing me.. its model 406A but no mention of BTU's. I did set the temperature to 77 about an hour and a half ago now the temperature is at 72.

    Now it's dark but I'll go check. A pool company fixed the heater (needed a new circuit board). I know the heater is strong per them. I can get the exact model number tomorrow once there's daylight.

    Pool temperature is 70. I have a gas fired Raypak 206A heater... I'm not sure about the BTUs just yet. honestly I'm not entirely sure that's the exact model you could also be modeled 266A, 336A and or 406A. I do have a spa as well and this is the manual that the previous owner left in the house.

    he said it is just preferred to have the equipment at the same level as the pool versus downhill because then the pump has to work extra hard to push the water back uphill.

    actually I don't have any concerns that this pool guy is taking advantage of me but then again I don't know anything of pool equipment and so forth but overall it seems like an extremely nice and genuine person. We filled the pool up more than halfway up to the tiles and still had the issue.

    Yes it was halfway up the tiles. The pool never leaked when the equipment was off. Pool guy kept saying that the hill is downward so we probably wouldn't see the water and unless we dug and followed the pipe

    Oh I see because yes the pool water when it was filled up and none of the equipment was turned on did not show any signs of leaking anywhere. The pool guys coming back tonight should I just mention what you told them as potential problems versus myself and digging for hours? :)

    we dug by the swimming pool equipment pad yesterday and saw which direction the pipe is going. so today I will follow that and continue to dig to see if I can find the leak area. Does this sound like a good plan?
