We have about 2/3 box (the large one) of mantis deck clips. Not sure if you're doing hidden fasteners or if you want them?

Home Depot slowed our build down too. We had to make three separate orders because we would run out of something - clips or planks and each time it was a 6 week turnaround. Soooo annoying. By the end we over ordered and had about $300 in special order returns [emoji1304]

No, we still have to list our house. Again unconventional. It's officially listed on the 26th - this Thursday. Our realtor is just getting the word out early on Facebook so he has a good turn out for his open house this weekend.

[emoji23][emoji23][emoji23] poor Brian he would probably just mutter everything under his breath and shake his head. He's a whole lot louder online than in person. The next house has a pool so it'll be a simple upgrade when the time comes. Add on a reef shelf and Aquabright

Thanks Brian. We like Brian sooo much we want him to do another pool for us. So we're moving [emoji25] random and crazy but we aren't conventional and never have been. Mike and I commute quite a lot and it's just getting longer because of California traffic. We found another house we love -...

Get at least 2-3 bids and go with the person you trust will get the job done right and on time. Negotiate when you feel it's within reason but don't be ridiculous. Good, quality labor is expensive in California and unless you plan to do everything yourself be prepared to pay.

Ps. The deck is finally done and the patio cover is 95% complete. It's roofed and electrical is in and we just need to put on the hardiplank, trim and ship lap ceiling. [emoji1316]

All builders including me and Brian in California use the above to engineer our plans. I have a degree in design and have drawn several houses and other architectural plans. Brian and I both use chief architect for that. I've worked with the city before on other projects so they had no problem...
