good morning everyone.

while putting on my cover a few months back a ran into a bunch of cover anchors that had obviously accumulated dirt etc inside. unscrewing them was difficult and this one (see pictures) was the one casualty. the long 'allen key' i had is basically unusable now.

i bought a screw extractor and plan to drill it out.

my question is, what is the best maintenance practice with these things to avoid this in the future and hopefully give them a longer life. i did see they make collars for these anchors but cant tell if that is just an aesthetic option.

Each spring and fall, I unscrew the inside anchor from its base. Rinse off all the dirt from the threads and let dry. Then use silicone lube on the threads. They get tough to turn when dirt builds up in the threads. If any one of them gets tough to turn even after lubrication, then replace with a new anchor.

While I looked at that thread before responding to the OP, it didn't appear aimed at the question the OP asked which was what kind of maintenance should you do each year. That was more towards how to remove a stuck anchor. Maybe a maintenance "Further reading" could be developed.

Thanks but I don't think I'm the authority on preventative maintenance. I just do some of what I think seem like logical things to do to prevent the anchors from sticking. It comes from years of fighting those anchors each fall when I go to install the cover.
