Hey Guys - My very first post. We are also building a pool in Sugar Land, TX and our dig was scheduled on March 15th and the PB is installing the tile/deck this week. I wanted to get a feel from folks on this forum if we paid an appropriate price for our pool. I know its tool late for my post, just trying to get a feel if we over or under paid. Here are the specs

Here is the picture for reference. We got the spa to wrap around with glass tiles and changed the pool wall with stones and the 2 pillars with tiles. Will post the tile/stone work picture this week.

Comparing prices can be difficult on this forum, never "apples to apples" comparisons with different town, builders, lots, etc. Even harder is builders seem to try and "hide" the real options you are getting, your quote posted above being especially vague as to what equipment you are actually getting. Jandy, Pentair, Hayward? All different pricing and options, so difficult to see.

I do like this line in the proposal....

It really isn't all that transparent considering you have no idea what kind of heater, hype of "piping", or lights for that matter.

I am no expert on Texas pricing, I am sure others may chime in on them, but a couple points I would make in looking at that list....

Ozone & UV Sanitizer (+$1,600)
You can go ahead and cross that off right away. Just a lot of "fluff and no stuff" with that profit center pool builders like to add. Not only will it give you zero benefits, it just complicates the system. Take a look around the forums, you will see there is not a single person who would use that, or recommend that, and find those who didn't know better which they did.

Also, there seems to be contradictory equipment...

Saltwater Sanitier (+$2,400)

You really only need the "Saltwater Sanitizer", but make sure it is rated at 2x your pool volume. So if you expect the volume to be 20k gallons, make sure the one you are getting is rated at 40k gallons.

Other than that, I do like the renderings, looks like it is going to be a great pool in your yard. A lot of design features which should be a pretty cool showpiece for you to enjoy. Again, not sure about exact pricing comparisons, but for $70k, and if its in your budget, enjoy!

I know, i was LOL when i read Transparent pricing ! However, as you rightly pointed out there were things which were missing in the original quote and they added the details within the final agreement we signed. Here are some more details. As they say, worrying means you suffer twice :) !!! I know its time to enjoy the pool. Will post some additional pictures !
