Skimmer sinking. Neighbors retaining wall fell.

Wow, I wasn't aware of that in California. That's a tough spot. Here in Texas, the things has so much boiler plate verbiage about "best effort", "no responsibility", etc. Furthermore, pretty much ANYTHING they note in the inspection report is concluded with clauses like, "Recommend consultation...

Skimmer sinking. Neighbors retaining wall fell.

As stated above, home inspectors assume no fiscal liability for ANYTHING. Quite literally their contract states that. It's all best effort. They do however, turn up many things, but they carry no liability outside of their Yelp reviews and/or if they actually damage something in the home...

Interesting thread, crazy about the $500 disclosure waiver in New York. I also don't think the previous owners are legally responsible, ethically yes, but many people sell homes with issues and don't disclose them. The Texas disclosure form is fairly thorough, but people can lie or play dumb...

In-Ground Pool - New Build: Water Level uneven by 2"

It looks like the gate/fence is also sloping down. It's as if the entire backside of the pool has either sunken into the ground/settled (by a large margin) or the pool was purposefully built that way. At least your decking will drain off real well? What sort of engineering was done on that back...

Pool Cooling Strategies with Tracking - Fountain, Evening, etc.

Roger that, may look at other options next season. This was purchased as is, I can't really make the holes smaller so would need to new pipe. I do worry if the mist is too fine, with the winds we get, I'd lose a lot of that. Do you have a link to a picture of how it would look? Thanks

Pool Cooling Strategies with Tracking - Fountain, Evening, etc.

We really like warm water. There was only 1 or 2 days that were a little too warm but not too warm to not have a blast. If anything, I’ll dial back my cooling efforts if I see cooler days in the forecast. 88-89 is our perfect water temp so I’m able to mostly control that. The record breaking...

Pool Cooling Strategies with Tracking - Fountain, Evening, etc.

Final update. With fall making an earlier entry into Austin, I've been having to run the heater the last two weekends. Even with that, low/mid 60s overnight dramatically cools the pool. As stated before, I think the early heat wave in June when days are longest and sun is the most overhead...

Intellicenter need WiFi to function? Panic

As stated, you can use the display itself to program, but I wouldn't recommend that long term. My setup included an outdoor wireless bridge (Engenius brand). It is powered via PoE from inside the the Intellicenter and is setup through the onscreen portal. The Engenius unit is high power and has...

New build in NW Austin suburb.

I wouldn't say that's one of the better jobs I've seen. I certainly don't have ANY visible cracks or finding any pieces floating in my skimmers or on the ground. bdavis said earlier he didn't think it was going to be a functional issue, likely just a cosmetic one. Plaster does have a finite...

New build in NW Austin suburb.

There's some info here: https://www.troublefreepool.com/blog/2019/01/18/routine-pump-filter-maintenance/ I have a VSF pump and a new pool in Austin. I created a spreadsheet that monitors efficiency at different RPMs and total flow to try and optimize power usage. I now don't care so much, but I...

New build in NW Austin suburb.

Do you have bar stools or any other atypical feature under water? Those look large to me. I never see anything more than sand in my baskets or cleaner. I do however have bar stools with a leuder cap. When they sprayed the plaster, some residual plaster got on the under side of the cap. It’s not...

New build in NW Austin suburb.

Assuming there’s no issue as bdavis suggested, I wonder how noticeable it is while under water at normal floating/swimming height.

Do you have pictures of the plaster issues underwater? Is it even visible?
