Pool near detention pond?

Hello,
We have an odd shaped lot with a large portion consisting of a detention pond. Obviously that pond portion isn’t usable, however we have enough other space to possibly add a small pool. Wondering if anyone has any experience with a similar situation and any advise/thoughts on putting a pool in this area. We know that many trees will need to come down for space reasons and to let some light into the yard!

I’ve included some pics of the (overgrown) yard and an old survey. The curved fence is the detention pond and on the left in that same picture, our property line extends beyond the fence 10-15 feet as the property line extends towards the back. The other pic is looking towards the house from the yard.

I'd go talk to your town building department. The detention pond / wetlands may have unique requirements, easements or codes.

What is the normal water level in that pond? There's a contour line on your map marked "100 yr high water mark", have you ever seen the water get close to that after a storm?

Ground water will likely be the main concern, you might consider building a partially above ground pool, elevating the area with fill (and possibly a retaining wall) so that the deck level of the pool is 2-3' above the current natural grade.

Thanks! The pond drains after every rain, but water can get fairly high in heavy storms. We have never had a flood in our yard, however there is a creek at the very back of the property and we’re aware we are in a flood zone. Great idea on the building it up - the one pool contractor we met with this far had not recommended that but we are VERY early in our research and planning.
