I don't know what I am doing and I would like your opinion on the pool build and the pricing.
Some background
I am building a new house in Bethesda MD. Bethesda is a suburb of Washington DC and has I high cost of living. Home prices in my neighborhood run from 1M to 6M. I feel this is important as prices on new pool builds differ greatly across the country. I basically live in one of the most expensive areas in the county to build.
I asked my architect to refer me a pool company and he did and there quote is below. As he was giving me the quote he said this is what you want and I would rather give you the real number up front than charge you more later. I told him I liked that he did that. All this company does is high end pools in the DC area.
I am more interested in it being perfect than I am cost
Cost is important but having the pool as close to perfect is what I am really after. My architect said that the company he referred me is the middle of the 3 he recommends and he builds in homes that are 2M+ High end work costs more, I am OK with that and will pay for it I just want you fine people to give me your opinion.
Some questions
1) Is the pool and spa big enough for my family? I have wife and 3 kids under 10. We like to entertain so there will often be 10 to 15 people at the pool at one time.
2) Did they quote me nice equipment? Are there any changes you would make?
3) Is this price in the ballpark of being reasonable for a super nice pool build?
4) Is 9,240 a reasonable amount to pay for bullnose coping? That seams like a lot to me.
5) Is it worth upgrading the heater?

Dimensions of Pool: Width: 20’ Length: 40’ Area: 800 sq. ft.

Filter: Jandy 60 sq. ft. diatomaceous earth (D.E.) with a Jandy Stealth 2 HP/2 speed pump hydraulically designed to meet the requirements for the filtration of the pool and spa.
Electrical Appliances: Jandy PDA-PS8 Pool Digital Assistant handheld controller. Brings the power and flexibility of a wireless control system to the palm of your hand. Controls filter pump, Polaris pump, heater, spa, spa and pool lights, and other accessories such as landscape lighting. Includes a 125 amp capacity sub panel mounted inside a water-proof case, three 250 watt quartz halogen pool lights and one 100 watt spa light with stainless steel light niches, junction boxes and electrical bonding of steel structure. Also includes an iAquaLink for operation from any hand-held web enabled device. Ethernet cable to the pool equipment by others if the wireless signal strength is weak at the pool equipment location.
Electrical: All necessary electrical for pool and spa.
Excavation: To be performed with a standard front end loader. Dirt to stay on site. All necessary forming for pool and spa is included.
Plumbing: Suction lines connecting main drains (two), and skimmers (two) to filter pump, to be independently plumbed in 2" schedule 40 PVC, and controlled with Jandy "Never Lube" valves to allow balancing of skimmer action. Return lines (three) to be plumbed in 2" schedule 40 PVC from pool equipment to first return in pool, and reduced thereafter to 1 1/2", and 1" as dictated by pool shape and appropriate hydraulic engineering. Spa plumbing to be 2” schedule 40 PVC.
Steel: ½” at 6” on center.
Gunite: To be pneumatically applied using a ratio of one part cement to three and one half parts sand, mixed dry on site, with hydration occurring at the nozzle. With this method of construction, Town & Country Pools warrants the pool structure for as long as the original purchaser is the owner and transferable to the first subsequent owner for three years.
Coping: 2”x14”x24” premium blue flagstone with a thermal finished edge
Tile: One row of 6” tile around perimeter of pool and spa, and 12” on the automatic cover ledge. ($10.00 per sq. ft. allowance)

Spa: 10’x12’; 120 sq. ft., flush with pool deck, 2” premium blue flagstone with thermal finished edge, 18" bench with a 6” sloped backrest, 2” premium blue flagstone, eight hydro-air injectors plumbed into dual independent 2" manifolds supplied by 2" supply lines. Separate main drains with anti vortex plates, one 100 watt incandescent light, and one 2 HP blower. Includes winter unions for use after the pool has been winterized. Automatic Pool Cover: Coverstar pool cover with electrically powered mechanism. Mechanism to have 20 year warranty and to be contolled by way of a key switch, location to be determined. Cover fabric to have a seven year warranty. Cover to be installed by factory trained mechanics per factory specs. Cover color to be selected. Forming and pouring of the concrete cover box is included.

Water Purifier: The Nature2 Fusion Soft is an all-in-one sanitizing system that includes mineral sanitization and saltwater chlorination technologies in one housing. The dual approach’s first process is Zodiac’s patented Nature2 technology which delivers controlled trace amounts of beneficial minerals to help reduce bacteria and maintain algae free pool. The mineral cartridge reduces the amount of chlorine your pool requires, which dramatically improves the water quality. The second process is known as electrolysis which produces chlorine from a low concentration of salt added to the pool water. Chlorine kills bacteria, oxidizes organic material, and kills algae then reverts back to salt. The Nature2 Fusion Soft then reuses the salt to repeat the process again.
Interior Finish: Pebble Sheen, color to be determined.
Water Haul: Truck in water to fill pool and spa after Pebble Sheen.
Caulking: Caulk where pool and spa coping abut pool deck as necessary.
Other: Swimming pool permit, temporary fence, maintenance tools (two telescopic poles 8'-16', leaf net, wall brush, chemical test kit and thermometers for pool and spa, vacuum head and hose), clean up, and customer indoctrination when the pool is full and operational. OH- One more thing. I would like to have fiber optic lights on the floor of the pool. that look like the picture below. He said it would cost 50,000.00, yes 50K. Does that seam right to you?
