Do we have a leak???

This is our second season trying to figure out this whole pool thing. We just replaced the sand in our Hayward S200 Sand Filter. Hadn't been done since 2008. We were careful to lube the o-rings around the filter and pump basket up well.

Now I think we have a leak around the motor shaft seal and was wondering if you could confirm this from a few pictures. There aren't any other leaks coming from the top of any of the equipment. As in, nothing appears to be wet. But the ground around the motor is always wet. That's why I think it's leaking from the base of the motor shaft seal.

We are also losing water pressure flow out of our return jets ( 3 of them) after around an hour. And the pump basket won't stay primed. Could this be possible? Thanks for the help!

It's certainly possible that the seal between the wet end and motor end of the pump has a leak. Usually the first thing to fail on a pump outside of the motor or capacitor. Find the model of your pump and you can purchase a seal replacement kit fairly easily.

Losing flow out of your returns after a period of time would likely point to a filter issue. Are you having to backwash to get your return pressure back? Do you see a rise in filter pressure associated with the decreased return flow?

Thanks! Yes the filter pressure stays around 25-27 psi.

We are also currently dealing with a green swamp. But we don't want to put anymore chem. in if we do have a leak. The sight glass is green and murky. We backwashed Saturday for 2-3 min and that seemed to loosen up some debris in the sight glass.
