I use Water Based Deck-o-Seal Spray it on with a hand pump bottle sprayer. I always spray down my coping and stone with freshwater before hand and turn off my pumps before applying sealer.

i have used it on my patio and love the stuff. I rolled on one coat It does wear over time and prob should be applied at least once a year to stay looking fresh imo before deck-o-grip after deck-o-grip

My guess is the pumps will just run the duration of the cold spell as intended. My wife sort of freaked out also when she saw our water descents running with the power switch off hahaha she woke me up to ask if it was normal and I said I sure hope so :)

Is your spa raised from the pool? If the Spa drain is open even slightly the water will push through the system into the pool when the pumps are all off, so i would start with that. Make sure your Spa Drain is fully closed and the valve isn't leaking if it is in fact closed.
