New Pool - Build Your Own Pool Concept

I'm a newbie all the way around, never owned a pool. So I'm starting to learn.

I live in Cypress Texas near Houston and wanting to build a pool for my kids. I got few quotes and got a sticker shock so I turned to build your own pool concept. I found 2 companies How to build your own pool.com out of CA ($1500) and Build your own pool out of AZ($2500).

I found yelp reviews and they all have pretty good reviews.

Any recommendations?
 
What do you get for your money? I would write down what they offer side by side and compare them. Share the info with us and we will look over it for you and let you know if it is worth your money.

What is your budget? My guess is those companies offer only design services. You can save some money doing an owner build but you become the general contractor coordinating all of the sub-contractors that will do the work. In addition you would also need to ensure all permits are pulled, inspections are scheduled, etc.

Here is a list of typical subs for a gunite (concrete) pool.

Lay out the pool on the ground
Dig the hole
install the rebar
do the stub plumbing
run gas lines
run electric lines
run plumbing
do the electric
do the equipment pad/setup
spray the gunite
install coping
install tile
install plumbing
install deck
spray the plaster
fill the pool
start the pool
install fence
do landscaping

swim!
 
There is a liability with the OB, which is often understated. You have to qualify each sub as a current & compliment legal entity - or you become their “employer” SS payroll withholding etc is all on you.. pool consulting is a shady business & it doesn’t come with the assurances of of hiring a building firm. You own every problem from delays to distribution , with “consultants.”

We did a scope of work for an OB a couple of years ago & the third party delays added up to significant back charges, penalties, recoup legal fees plus “damages” and we had to lien the property. Ultimately the sub scopes which preceded ours had to be ripped out & redone, at significant owner expense.


Our contract is written in our favor of course & minutes are dollars.

Im not saying this avenue can’t be done successfully, but keep eyes wide open & consult a construction attorney first. A consultant is not a seasoned on site superintendent or project manager.
