New Pool Build in Central Houston

Hello to everyone!
We're in the process of building a new pool in central Houston (77018) and wanted to ask for feedback in general as this is our first time building a pool.
Why are we thinking on building a pool? Houston heat! Also we've been looking for a house with a pool in our neighborhood or nearby for about 2 years and nothing within budget comes closer to our current layout, location, etc... So at this point, we are seriously considering making the pool investment and staying in our house for at least the next 5 years.

Here are some points we've agreed to so far:
- Resale value is very important for us, therefore we're going to keep it simple in terms of design and features
- Backyard size: 37 x 35 ft aprox
- Pool shape/size: rectangular 17x24 (outside perimeter with coping)
- Features: 3 large steps going from end to end, bench going from end to end
- Other features: no spa or water features
- Deck: turf

We have 5 quotes so far, some of them pretty similar others going through the roof... I'm attaching the one that has provided the lowest price for building the pool only (no spa, deck, etc.).

I'm basically looking for advice on:
- Pricing: is this reasonable for a Houston pool build?
- Contractor: do you have one to recommend for my area of town? (I've reached out to some that say they only build in Katy/Conroe/etc.)
- Features that this PB is offering in its quote (fyi - he provided a quote with spa and without spa. the one here attached it the detailed version so some features in here like the heater and Intellicenter automation are included only with the spa option, the quote does show a price with spa and a price without spa/heater/automation).

Welcome to TFP. There are many forum members from the greater Houston area.
Pricing in this market is so variable because of excessive amount of workload by all of the sub-contractors. Actually, I would be more concerned about the commitment to a schedule than the price. One member was able to get it done in 4 months while others are in excess of 12 months.
  1. Your depth of 3.5 to 5.0 is good - some like it deeper such as 5.5 or 6 ft but that is added cost
  2. Your pool dimensions are a little smaller than your ideal size but assume that is OK
  3. Your equipment list is good for filter and pump.
  4. You may ask that the equipment pad is included and it is a cement pad.
  5. Good that you have 2 skimmers - ask for them to be independently plumbed back to the equipment pad.
  6. Note that there is no decking included so that will be additional cost to you
  7. Your chlorination system is a simple inline chlorinator that uses pucks. This is the least expensive option for upfront costs but not ideal for long-term requirements - especially if you wish to follow the TFP methodology. Also, do not go for the UV option. Ideally, the best chlorinator would be a Saltwater Chlorine Generator (SWCG) but will be a higher upfront cost but less monthly cost (you do not need to purchase chlorine pucks which have recently nearly doubled in price but hopefully will come down in future). The PB denotes a cost of $2450 for a SWCG but does not indicate the model, so hard to gauge if that is a good price or not as an upgrade to your chlorination system.

So $44k is not terrible for a basic pool (no spa or water features) based on what others have indicated on the forum but every PB is different and you need to add in contingency money for changes you may make to tile or coping or to electrical needs.
You may want to average out 2-3 PB quotes for a better estimate of a budget.

The pricing seems great compared to what I’ve seen in league city. Do you mind sharing your builder in a private message. I’m getting procing currently for my first build and I’m seeing prices much higher. Also do you have a rendering of your pool layout?

Pricing seems to be reasonable, I am building one right now in Houston (Heights) and have a slightly smaller backyard (33' x 31'). I noticed a $6/sq/ft for tile, that will get a basic type ceramic tile, glass tile I would guess is around $20-40/sq/ft (or maybe higher?) and added cost for installation. In reading this form, member's strongly suggest a SWCG. If you go with pool automation, the Intelecenter would be a good choice with built in SWCG. If you have any questions, please let me know.
