New build in DFW Area UPDATE: Fill Complete

March 31 Update:

HOA approved my addendum to add the patio cover/roof extension. They will begin working on that while we wait for the tile and coping guys.
 
Update: 4/6
Finally got a firmer date for tile and coping. It should be done the week of April 26. Fingers crossed the pool is done before Memorial Day.
 
Well unless they start tile and coping today and finish before the rain comes tomorrow it looks like things will get delayed till next week. Supposed to have rain Tuesday-Thursday this week. Sigh.

Tile and coping has been delivered. Not sure if they will actually get it installed this week as bad weather is called for tonight and tomorrow. But it’s been called for all week and not much has happened. Here is to progress.

Edit: looking at my cameras it looks like they are actually going to try and knock some out today. I’ll post pictures this evening.

Tile is only partially done.

Of course they made an error on the rolled beam and kept going anyways. Not sure how you screw up a straight line. Pure laziness on the part of the subs. I can only bet they hoped I wouldn’t notice. I can get the tiles not matching from side to side in the corners but getting a cm off line and having bigger gaps is nonsense. I requested it be fixed. They will most likely have to redo two sides. I’m not budging on this. Not with the cost of the upgraded tile.

Do these corners look normal? The grout is atleast twice as thick it not three times as thick as the other side of the pool.

They are going to fix the tile work. They just resumed even though we had massive rains last night and this morning. Probably will get through with the tile and start coping. Maybe have tile and coping wrapped up tomorrow. Hopefully anyways.

Also did an addendum to add tile markers on the steps, bench and benches.

Crew is much bigger today so they are getting through things quicker. They will definitely be done by the end of tomorrow.

I also hate subs. Just watching them on my camera I can already tell the coping is going to look like Darn. Random lengths for no reason. No throught in how they are doing it. Just a hack job and throw it on and go.

I just don’t understand how hard it to do basic math on a square/rectangle. It shouldn’t be full length full length full length mini piece rando corner. There’s no logical reason on how they are doing the corners either.
 
If you have raised exposed beams the coping should be expanded to cover the beam correct?

So when I got home in noticed there is two inches of beam all the way around the pool. There is not going to be decking on three sides of the pool. And it’s all essentially raised from 3-18”s on the three sides without decking.

On the plans it says expand coping to cover beam. There shouldn’t be 2”s all the way around correct.

I want to be positive for you, but that is a thick grout line. I don't understand the coping, why not keep the same length? Do you think they are rushing because of the weather? I may be wrong, but I thought the gunite had to be dry before tile. What does you PB say about this?

The tile work was done yesterday when it was dry and they are going to fix it when they can start tile again. They are to fix the grout lines and messed up rolled beam. The coping was all done today.

I don’t know what they have to say yet about the coping. I was texting the project manager as everything was going on and then I had to go to a meeting and missed their call.

At this point I’m almost positive the crew missed the notation about extending the coping to cover the beams. I am pretty sure they are going to have to redo it all and any tile they damage while removing the coping. Then chip out the old mortar and get the proper coping installed. This is essentially going to set my pool back even more.

This is deja vu with my pool, but I’m freeform instead of geometric. If I had to do it all over again, the tile and coping would be one of the most investigative items I would have covered with potential PBs and verified/toured work by the sub that was going to work on my tile/coping. You can tell a lot about the PB by what they think is acceptable in those details.

After our pool was done, we had a step down from our existing patio to the new pool deck done with the same coping. I measured out the dimensions and essentially told them how long to cut each piece so they were symmetrical. But then again, maybe I’m a little too OCD about it.

Ive been looking forward to this but also dreading it at the same time for this reason. Far to many posts on here with lazy/sloppy original work that has to be redone often times after fighting with the PB. So far the PB project manager has agreed stuff was needing the be fixed. I’ll see what they say about coping tomorrow.

The one thing I don’t understand is On geometric it should be easy to get this right the first time. I’m pretty sure they are going to have to redo it all anyways at this point because the beams on three sides are supposed to be fully covered by coping and they left 2” exposed all the way around.
 
I think they are rushing because they are behind on work and rain is coming and going from the forecast so they are trying to rush jobs. It makes no sense. Most of the tile work was perfect yesterday but then they got sloppy toward the end.
