So if I understand, the beam on the Gunite shell is 12” wide and the coping is 12” wide so when they have the coping over hang the pool, you have 2” of the Gunite bond beam exposed on the back side. This was the case with my pool as well, but we had decking to cover that last bit, you won’t. We had a similar issue with our raised wall. The wall was 12” wide then add the splitface travertine on the front, and the overhang, 12” wide wasn’t going to make it. Even 16” wide double bull nose would have been tight. They could have used 2 bull noses pieces and split them lengthwise but would have used more than double the travertine. Since we didn’t really care too much about the backside since we planned landscaping there, we just had then add about 5” wide pieces from scrap we had from the pergola columns. This worked well for our design but wouldn’t work for your design.

Sounds like they need to go with 16” wide coping instead of 12”. That is going to be a large cost as they will have to change out your material and won’t be able to resuse any of your installed coping. I hope it goes well for you with the PB

You will need 14 inch coping to cover all 12 inches of bond beam and have the 2 inch overhang.. If that was in the plans the builder should have ordered the 14 inch..

Yeah they aleady called this morning and they acknowledge the subs are going have to redo everything.

They also asked if I wanted mitered corners or what. How do y’all suggest I do the corners?

I’m going to call them back this afternoon.

Talked to the project manager again. He was out there this morning. Has no idea what they were thinking when they did the way they did. Three sides are total tear offs. The other side is a partial tear off. He, my wife and I all agree mitered corners will work the best.

They have the new stone cut. Just waiting for my yard to dry out. Project manager doesn’t expect this to delay us much, as we are now waiting on the carpenters for the arbor. Piers were supposed to go in this week but weather pushed them back. Soon as they get the arbor posts in they can proceed to decking etc. we are about six weeks from finish at this point.

That is the funny part... If the project manager told them what to do, then what happened... and if the project manager did not it is on him... You can not expect a Sub to know exactly what you want unless he tells them...

And the sub should tell him that...

I’m not sure what exactly happened but the plans weren’t followed by the subcontractor.

In any event everything is getting fixed which is the important part. I’ll just be glad when this is all over.

Excellent, glad everything is working out. We went with mitered corners where we had corners to work with, the edges of the spa spillway, the raised wall, steps, etc...

Tile is only partially done.

Of course they made an error on the rolled beam and kept going anyways. Not sure how you screw up a straight line. Pure laziness on the part of the subs. I can only bet they hoped I wouldn’t notice. I can get the tiles not matching from side to side in the corners but getting a cm off line and having bigger gaps is nonsense. I requested it be fixed. They will most likely have to redo two sides. I’m not budging on this. Not with the cost of the upgraded tile.
That is totally noticeable! Stick to your guns!

Sorry - I was so outraged on your behalf that I posted before getting to the end!

They are out working on a Saturday. Rolled beam looks good. The mitered corner looks good. There are still some shorter coping pieces on one part of the pool but it has to do with need to have a full long piece over the skimmer and the skimmers proximity to the corner.

They have laid all the coping and tile. They fixed the rolled beam and it looks great now. The excessively wide grout in the two corners of tanning ledge were fixed as well. Not is good as the other two corners but more than acceptable.

they still have to come back and do the joints and clean up the tile. They also need to finish smoothing the edges of the coping.

The first clean up and the arbor is up next. They were supposed to do the piers for the arbor this last week but rain delayed it to next week. I think the arbor will be done in the next couple of weeks. Hopefully decking shortly there after. I am tired of a mudpit of a backyard.

I’ll post pictures of tile and coping when it’s all finished and cleaned up.

Also I am just glad my pool builder/project manager is responsive and doesn’t push back when I complain about substandard work and all my addendums.

I’ve seen a lot of horror stories here with PBs that wanted to get out of fixing mistakes.

After some miscommunication between the PB and the carpenters/roofers on Monday and rain yesterday, the carpenters/roofers should be out tomorrow to start the arbor/roof extension. Exterior clean up is slated for next week.

They never came to get the arbor done this week. It’s annoying because of the mix up tat happened on Monday.

They did come for exterior cleanup and backfill the electrical today.

Hopefully the arbor can go in the week so we can get to decking soon.

Sigh. I was out of town till today. When I got home I checked to see if they messed anything up when they did the exterior cleanup. I checked because the other two times they have had a bobcat in my backyard they have damaged stuff. So the exterior cleanup crew damaged two coping pieces. It is so Dang frustrating.

Screw punchlists. I’m withholding payment until everything that’s messed up to this point is fixed. Next payment isn’t till decking is complete but Im not releasing it until stuff is properly done to specification.

So that’s two coping pieces need replaced, cracked split face travertine tile on the raised spa that the tile crew had the audacity to install that way hoping no one would notice, and the exposed coping on three sides is made smooth to specification.
