Hello! New to the forum. We are looking to build our first pool just north of DFW.
The information and knowledge on this site is amazing! Thank you for any help, guidance and opinions. This is a daunting adventure. I think it is more stressful than building a house! Trying to balance budget with making sure we don't have a bunch of "wish we would haves."
We received our first bid. Waiting for revision from 1 and meetings with 2 others. Talked to the PBs before finding this site, so there are things I already know we should change. We have a tiny yard, but with two kids we want to make sure it will be enjoyable for years to come.
Here are the first PB's specs:
Freeform Pool: 38'x16.5', 3.5'x4.5'x8.5' deep, 24,000gals
Spa: 18" above pool line, arm rest, captain chair, spa fountain, 8 therapy jets
Structure:
4 bar box beam w/ 1/2" steel rebar. Walls and floor 3/8" steel rebar on 10" centers with alternates in the floor, 3/8" rebar deck dowels & 3" to 4" of Gravel base flowable fill. Gunite- bond beam will be continuous around perimeter w/a min of 12" wide and 8" deep. Walls and floors min of 6".
Steps, Love Seat (plan to add a second) and sundesk.
6" ceramic waterline tile
18" boulder coping in back
Oklahoma coping around pool and spa (14" cap)
boulder waterfall 12" for spa spillover
Equipment:
Jandy 60sqft DE filter w/Sight Glass on Backwash line to P-trap
Jandy Never Lube valve
Jandy 2.0hp variable speed circulation pump
Aqua Pure Automatic Salt Chlorine System (thinking of ditching this)
Jandy PDA PS4 controller (pool/spa) w/handheld remote
Jandy JXi400 Natural Gas Heater
Polaris 280 Complete w/booster pump
Jandy 100w spa light/500w pool light (plan to change to LED and add 2nd one in pool)

Deck:

Washed aggregate deck - looking for cooler options that aren't slippery...asked for pricing on travertine pavers, but open to any and all suggestions). One builder really likes cement pavers but afraid that will be just as hot?
Mastic between coping and deck
Drains installed
Our yard is small, so trying to get a good balance of yard to deck. We do plan to add in a couple of years an outdoor kitchen/pergola to the right side of the yard with more seating and fireplace.
Water features:
Asked for pricing to convert stone back wall in to weeping wall. Also looking at replacing stones with stacked stone on back w/weeping wall or scuppers. Spa spillover would be changed to stacked also.
Pool interior:
plaster but looking at pebble tec options (one builder uses pebble/quartz)
Other:
volleyball sleeves (need to determine where and how many)
reroute sprinkler and new sod budget
Diving rock (still not sure about the look of this especially if we replace the boulders with stacked stone)
The other pb quoted:
Jandy CL460 catritridge and Jandy Nature2 Fusion in place of the saltwater
3rd PB will quote Pentair equipment and wanted to add the Electric Heat pump chiller.
One PB said they required 10 piers since we have a retaining wall on the back of our property (about 4 ft - we are on the top of it) and the others didn't mention anything nor does the price reflect any. Thoughts?
Here are a couple of shots from the first two PBs. These were before we decided to go with a diving depth pool, so they represent a 6.5' deep end. That said the live oak on the left will be removed.
