Hello,

We are Paul & Crystal. We've just bought a house. It was built in 1979. The yard/lot is straight. We close on June 25 and we are going to put in a pool. We are just getting started with the shopping/planning stage. We will be looking to start construction next February, 2015. We've decided so far to go with a vinyl lined. Our budget is $40-45K...so we think gunite is probably out of our budget....we considered fiberglass...but currently we are leaning toward vinyl lined because we want a hot tub that is connected/flowing into the pool.

Dear Pool Friends,

Thank you for the welcome and the links! We are pretty clueless about how to take care of a pool...so we will definitely be studying up in the pool school! We won a few hundred bucks at the casino...thanks for the good luck wish!...but certainly not enough for gunite!

We have calls in to several pool contractors and hope to set up appointments for interviews this week. We close on the house June 25 so we probably cant really get started with yard assessments till then. We are somewhat concerned about where the gas line is...looks like it runs from the back fence up to the house about 15 feet from the left edge of the yard...not dead center but could interfere with our centering of the pool the way we would like it or our decking plans. I'd estimate the yard to be about 60 feet wide and about 70 feet deep.

I guess we will call the utilities companies and have them mark their lines so we can have a better idea about our options for planning the placement...or does the contractor do that part? Does anyone have information or advice about how it goes with existing utility lines and pool installation? Can they be moved out of the way? I'm thinking probably so, but at our expense.

Of course we will be posting pics of our build from start to finish. What a great way to document the fulfillment of our dream! We will also post about our planning and cost estimates. We will let you guys know how the interviews go as we kick those off this week. We've been looking at many pool pics so we can know exactly what we want. I think we've decided to go with a shallower (maybe 5-6 foot depth) pool and forego the diving board for less liability and cheaper insurance, but also because we think we will enjoy volley ball games and marco polo with the grand kids more than a mostly useless (for us) deep end. We may even go for the pool that is shallow on both ends with the deeper area in the middle with swim outs (steps) on both ends. We are probably going for a rectangle, Grecian classic style. Our yard is just straight so we think that will give us the most swim/play in the pool area while best utilizing the shape of the yard.

In other "new house" news...we purchased a new breakfast nook table and chair set and a new master bedroom set today! We are excited about our finds. They fit our personalities well and will enhance the décor of the house. We are on our way to having our perfect retreat both inside and out. We will be very busy preparing for the move over the next few weeks...will be having a garage sale and prepping the house we are in now to go on the market.

Hi All,

What is the BBB method? I saw this in a post so I looked for it in the glossary but did not see it. I just read the section on Construction...lots of good info there. I browsed through the rest of the Pool School as well. I'm pumped on being able to use easy stuff from Walmart to keep our pool running...I sure did not know you could do that!

Ok...I'm off to read about what kind of test kit we should get.

BBB stands for Bleach, Baking Soda, and Borax and is what we used to call our methods before we changed the name to Trouble Free Pool Care (TFPC). Under BBB, many people thought that you had to use all three chemicals and/or were limited to using just these three chemicals. Since that is not the case and since the cornerstone tenet of TFPC is using only those chemicals/products that are needed and understanding their impact on the water, we changed the name to TFPC. I for one have never used Borax in my pool because I do not have a need to do so.

Our budget is $35-40K (just a reminder)

Checking in here. We have our first conference with a custom PB this Sunday. We are excited. I can't say enough about how much this website is helping us in our decision making process and how much we appreciate all the work here. I'm spending hours every day reading the construction forum. Luckily I'm off work for the summer and have the time to spend here finding the perfect solutions for our pool dream. I'm realizing that pools are unique works of art and I know with help from this site we will be able to make ours fit the landscape and enhance the home.

I'm making a list of all the detail items we want as far as equipment goes. So far I've decided on the Pentaire Intellilite 5g color LED's. We want two of those. I'll be asking for everyone's input on filter, pump, and etc. as we go. We want the functionality to be as right as we can afford.

The PB we are interviewing on Sunday only does gunite. We were thinking vinyl for cost efficiency, but this guy says he will work with us to get what we want in gunite within our budget...so we will see about that. He says the gunite pool will hold more value and that vinyl does not hold up well or work well with our area (Oklahoma City) but I know many of the pools here are vinyl. I know he has to sell what he does, but I do agree that gunite is nicer if we can make it fit the budget. I got the recommendation for this guy from a work colleague and the PB's wife actually used to work with me but left to be a full time mom...so he must be doing well enough to accommodate that. I did not know that her husband builds pools. He sounded encouraging in our phone conversation and very customer oriented, so we will see. They live only two miles away from us and across the street from my work...so he's easy to find...which I figure is a huge plus. He is meeting us in the back yard of the new house and bringing his design software. He sounded knowledgeable about working with the existing landscape and customizing and says he does adds like benches at no additional cost.

I've gone to two different pool store locations here. At the first one the owner was not in so I left my number but he never called me back, so I emailed his website requesting information and he still has not called...not feeling too good about that. His company is very popular here and has been around for probably 30 years, but I don't want to have to chase him down any further. I need a little give to feel right about the level of customer care...so far not impressed.

The other place is a huge franchise and I was able to get a brochure and pricing guide from the desk girl there...they build a standard 15 X 32 vinyl with 3 ft concrete deck all around and absolutely bare bones minimum everything...not even any steps...only a ladder...for $32K base price. Every little thing you add cost more. Steps $2000. Bench $2000. LED light $800. The atmosphere there feels like a Walmart.

Spoke on phone with a family owned company that has been here 30 plus years. Very nice man and one of the builders...they only do gunite and start at $42K base. He recommends Sundek. Does anyone have experience with or knowledge of Sundek? I'd like to know how durable this type of finish is. We will probably just have to go with brushed concrete. We want pavers, but he says pavers would more than double the cost. So he gave me the number of a guy they recommend for vinyl pools. I called him and he was down in a pool dig...said he'd call me back...but has not. Onward and upward...:)

Talked to a newer company about vinyl. His base price is $28K. We might interview with him. That would be a good starting point and would allow us a few adds. But it did not sound like he has been around that long. He does have a very nice website though.

Argh....we really do not want to mess this up. Looks like planning and finding the right builder is gonna be a long process.

Here's the basic vision we have. We may not be able to do the spa, but we want this overall color scheme and look. What color would you say that plaster is? Aqua blue maybe? Does the deck look like it's bare concrete or is that some kind of treatment like Sundek? We will be getting the sport bottom with volley ball set up and would like to have bench seating around the back edge.

Those cool deck solutions are not durable. My front porch is coated with the stuff, and is cracked and flaking off. I have seen the same situation in many other homes. If you don't want just brushed concrete, you can also look into stamped and/or stained concrete.

In that picture, the main area looks like stained concrete to me.
 
Welcome to TFP. That looks like a white plaster to me from looking at the steps. You can get a nice aqua look in a vinyl lined pool with a tan liner. They are really nice! :cool:
 
Hello All,

We have started taking estimates and have two companies that can start our pool in 3 weeks! We were thinking we'd have to wait til next year to start. Now it seems so real and eminent that we are nervous about making a final decision on the builder.

We have one estimate for a concrete 16X32 classic rectangle with sandstone look coping edge, tile border, chorine, Pentaire sand filter, Pentaire variable speed pump (I don't have specs yet on the exact equipment models) three steps and two swim out benches all with tile edging, extra concrete decking up to patio (prob 9 feet from patio to pool) and on sides (9 feet each side)...three feet on long back edge, three LED colored lights. His quote is $38K...electrical is an additional $2K and cover will be extra. We are a little nervous with this one because he is fairly new and admitted that he had two problem builds so far and was not able to come to a solution with one of them and was not able to finish the job. He says that they wanted $15K worth of additional work that was not contracted for. He showed us a picture of that pool and it was a huge lagoon with massive water falls and a beach entry. Our pool will be very simple in design. We really like all the features this guy is offering and his price. He says he is offering us this deal because he wants our referrals and our successful pool build on his website. He is very eager and is a very nice guy, but kinda young (early 30's I'd say).

The other bid is for vinyl, 16 X 32 basically the same but with cool deck, salt water, Hayward pro sand filter, $6K spa add...total around $40K with electrical and cover included.

So basically the same money... can get the spa with the vinyl set up but would love to have a concrete pool. All the other prices for concrete start at $42K for only the basics.

My head is spinning with all these details!

We have another estimate set up for tonight...over phone his deal is for vinyl, cartridge filter, no spa, at $32K with extra 1K to cover steps, no benches, $1800 for lighting upgrade, 3K for cover, $12K for spa add, $3K for brick coping...he's gonna be too high but I want to get his take on drainage and equipment, etc.

We have another bid next week. We are just doing the obligatory bids right now but will probably go with one of the first two. Unless someone else comes in lower.

This is a dizzying process and scary to have the yard dug up, wires and pipes sticking out everywhere with wads of money flying out the door.
