Been lurking and learning here lately. Also submitted plans to the HOA. Should start digging later this month. Spec's are:

Geometric Gunite Pool – 30 ft. x 16 ft., 385 sq. ft., 92 ft. perimeter
3/8 in. rebar on 8 in. centers with continuous bond beam of 1/2 in. rebar
4,800 psi gunite, 12 in. thick floors, 8 in. thick walls, 16 in. x 12 in. bond beam
Pool Depth – 3.5 ft. to 5 ft.
Coping – Flagstone with chiseled edge
Ceramic waterline tile.
Interior Finish – Pebble Sheen – Blue Surf with Abalone Shell
Tan Shelf – 8.5 ft. x 3.5 ft. tan shelf capped in flagstone to match pool coping.
Raised Beams – (1) 23 ft. x 1.5 ft. x 12 in. high raised beam. (2) 14 ft. x 1.5 ft. x 16 in. high raised beams. All beams coped to match pool and sides clad in ledge stone.
Water Feature – (3) 3 ft. wide flagstone scuppers in 23 ft. raised beam. Scuppers ran from pool circulation system with Jandy valve.
Stone Sealing – All pool stone and tile work will be sealed with silicone based penetrating sealer.
Decking – 319 sq. ft. new stamped concrete decking, 4 in. thick with rebar on 16 in. centers 4,000 PSI “5 sack” concrete. Fiberglass fibers added to concrete for increased strength. Deck rebar tied to pool rebar for strength. 110 lf. of 4 in. PVC drain pipe with pool overflow. Gutter downspout connections, (5) area drains. Customer to choose pattern and color. Epoxy fill expansion joint between decking and coping.

Dual Intermatic Timer with Sub Panel
420 sq. ft. Pentair Cartridge Filter
Rainbow 320 Automatic Chlorinator
Plumbing and booster pump for future pressure side cleaner.
(2) Pentair GlowBrite color changing LED pool light fixtures.
(7) 1.5 in. returns with adjustable jets in pool.
(2) Skimmers with 1 dual main drain on independent lines to pump with Jandy valves.
Flovis FV-C inline flow meter.
All pool plumbing schedule 40 PVC.
All pump connections CPVC.
Auto-fill line with Anti Siphon.
All drain covers are VGB compliant.

Custom designed pool
Assistance with HOA submission
All start-up chemicals
Repair of side walk and curb if damaged during pool construction
Pool school
Professional cleaning equipment (pole, net, vacuum head, vacuum hose and brush)
Chemical testing kit, Taylor K-2006
Clean up and grade after gunite.
Clean up and grade upon completion.

Have you had a pool before and do you plan on using the "TFP' method to maintain it or chlorine tablets ?? I ask because in your equipment list you have a Rainbow 320 Automatic Chlorinator that would be used for tablets. It's sometimes handy to have a floater to use them if you're going to be gone a few days but using tablets as the main source of chlorine in your pool can cause problems with high CYA.

Had a little pre-build work done today. Had the big magnolia tree in the center removed along with three knock off rose bushes and a hawthorn tree on the left corner of the lot "not in picture. Hated to remove them but as the saying goes "you have to break a few eggs to make an omelet".

Trees are definitely hard to see go, especially at our house where we specifically chose this lot for the shade the trees provided for our kids in the backyard. But two red oaks sat just where our future pool will go, and we cut them down. Only the stumps remain for the excavator to extract. At least those will be two fewer oaks to shed their leaves and acorns!
