Pool Leak Driving My Dad Insane

Funny I just went through this. I was losing several hundred gallons per day. Used a syringe and food coloring and discovered a leak at a prior repair that had failed. It was in the skimmer, pretty much in the same area you described. Got some A&B epoxy from my pool store and the problem is...

Can pool leak damage ornamental trees

Hi Folks, I had a serious leak at the skimmer (quickly fixed with A&B). Pool is inground gunite with chlorine based chemistry. I believe the leak was there most of the season, but went unnoticed with all the rain. Towards the end it was leaking several hundred gallons a day. Now I notice a...

    Cost to resurface gunite pool

Hi All - we are considering purchase of a FL home with a 20K gal gunite pool. The pool has pretty bad staining and I'm sure it needs draining and resurfacing. Appreciate any guesstimates to keep in my head. $5K, $10K, etc. (I know the real answer is it depends...) TYIA

Stains in spa? why and how to clean them?

Just opening the pool after winter so I don't have water test results yet. I use test strips (don't yell) and bi-weekly take a water sample to my pool store to confirm reading and get guidance. Here's what happened last year according to my log: Chlorine typically reads 1-2, sometimes down to 0...

    Jandy LXi heater shuts down

Sorry no I don't - that was last year. I will be working on the heater in the next few days and if I can remember I'll take a picture. FWIW I have no idea if that was what fixed it. Hoping it starts fine this year.

Stains in spa? why and how to clean them?

Appreciate feedback as to why I'm getting these stains on the wall of the spa. And how best to clean them? The pool walls are fine and the systems are all interconnected. So I'm confused but that's my baseline state

    Jandy LXi heater shuts down

yes it started working after cleaning the sensor and adding grounding wire. Also reseated various connectors on control boards etc. That was last year. Let's hope it starts again next week when we open the pool again!

    Water on top of cover

We cover the pool with a large tarp for winter. I have been periodically draining the water off the top. But is that really necessary? Could I just wait until spring? TYIA 16K gal gunite, Jandy LXi400 heater w/propane, dolphin cleaning robot - Hartford County CT

Been There Done That! First year with the pool we forgot to schedule the closing, so it was almost November before we got it done. I was cleaning out leaves 3X a day! Never again...

Erratic Temp Readings on Jandy LXi400 heater

Hi Everyone - encountering some oddness with my Jandy LXi400 heater. Have seen the temp reading vary wildly in short time frames after it's been running for some time (not the typical temp fluctuation you see at the initial start). I had the heater running at least 15 mins. The initial temp...

    Tile Repair

Thanks. Seems they have above water and underwater solutions. Any experience as to which is more effective? I could do either I think. The underwater approach seems simpler from my layman perspective.

    Tile Repair

I lost a single tile right by the entrance to the skimmer basket. All the other tiles seem to be firmly attached. I expect i have to drop the water level to repair. Whats the best approach to fix this? Is there a special adhesive or thinset more appropriate for such repairs?

90 degree angle on pool return

Hi All I'm looking for a vendor that makes a pool return fitting that can be adjusted up to a 90 degree angle. The closest I can find so far is about 45 degrees. A 90 degree angle will set up a nice CCW rotation in the whole pool and increase the skimmer efficiency. I have a lot of trees that...

    Jandy LXi heater shuts down

Finally I got time to pull the flame sense rod and cleaned it. But it looked kinda new and I think the prior owner mentioned having it replaced. Service call is scheduled for next Thursday in case this is a tank or regulator issue, so I have a few days to get this fixed prior. Adding additional...

    Jandy LXi heater shuts down

Plenty of propane in the tank - 30%. All valves are open. System was working last fall when we shut down for the season. I did check the ground wires. They don't look corroded but I re-seated everything anyway. I checked voltage at the FC+/- leads when the burner fires up. The voltage goes up...

    Jandy LXi heater shuts down

SN is D09LL0417 Flame is blue. I can see the hot surface igniter glowing before the gas opens. Hard to tell the shape of the flame through the view port, but the exhaust kicks out a healthy amount of heat and on par with prior years function. I can't see the flame sense rod, but don't really...

    Jandy LXi heater shuts down

I have not checked fan speed but I did check that the air flow switch is working and activating. And the air flow feels the same as it did last season. Also made sure the mice did not block anything. I found the table you pasted was also in my Jandy manual. I think i'm good on all those...

    Jandy LXi heater shuts down

I put a clamp on amp meter on the black wire from the flame sensor - I could read a significent change when the heat started so it seems to be doing something. I also checked the LED - it never flashed once in multiple test runs. I'll review the post you recommended. Thanks

    Jandy LXi heater shuts down

Hi I just tried the heater first time this season - CT location. Jandi LXi400. Heater fires up 3 times for about 15 sec each and then shuts down with FAULT- CHECK IGN CONTROL error. The burner does light, I can see the flames and feel the blower and the heat. The flame sensor and air flow...
