    Aside from being cheaper to drain/fill and other considerations, I've always wondered how commercial pools avoid popping out of the ground when drained for the winter, or having freeze/thaw damage without the weight of the water/ice in place. Anyone have insight to this?

    The tree drops tons of them, they all then leach their tannins when wet or raining and end up with total coverage.

    I concur with the comments on the oak trees. That large stained area was consistent with either irrigation water from a well or an oak tree. Since irrigation was mentioned to be city water that is ruled out leaving the Oak Tree to be the culprit. We have an Oak over our driveway and it does this...

    Sounds good, so long as it was intentional. One thing to consider is having the pool lit even when not swimming. Depending on your backyard setup it might be nice to have it lit for a set time each night for ambiance. Can always be changed.

    I saw one 500 watt pool light. I would double check to make sure this isn't just a standard incandescent light it would probably be best to put in something energy-efficient that'll last much longer like an LED light or two.
